THAT PETITION FOR COlIDITIOt~AL USE PERMIT N0. 1903 BE GRANTED
WNEREAS, the Anahelm City Pianntng Commtssion did receive a verified
Petitton for Cond(tional Use Permit from P. A. CASSELL, Post Office Box No. 6260,
Anaheim, Lalifornta, 9280b, owner of certaln real property situated in the City of
Anaheim, County of Orange, State of California, described as:
PARCEL 1: Lot 3, in Block 11 of the "Golden State Tract". In the
City of Anaheim, County of Orange. State of Laiifornia, as per map
recorded in book 4~ pages 66 and 67, Niscellaneous Maps. in t~e
office of the county recorder of said county. EXCEPTING THEP,EFROti
that portion thereof conveycd to the Sta[c of Lalifornia by deed
recorded March 24, 1964. in book 6974, page 105. Official Records.
NHEREAS. the City Planning Commission did hold a public heariny at the City
Nall in the City of Anaheim on November 6, 1978~ a[ 1:30 p.m., notice of said publTc
heariny having been duly given as required by law and in accordance with the
provisions of the Anaheim Municipal Code, Chapter 18.03, to hear and consider
evidence for and against said proposed conditional use and to lnvestigate and make
findings and recanmenda[tons in connection therewith; and
WHEREAS, sald Camission, after due inspection, investigation and study made
by ttself and Tn its behalf, and after due consideration of all evidence and reports
offered at said hearing, docs find and detcrmtne the following facts:
1. That the proposed use is properly one for which a conditionai use
permit is authorTzed by Anaheim Municipal Code Sec[lon 18.51.050.270 Lo wit: to expand
an existtng electrtcal foundry.
2. That the proposed use will not adverscly affect [he adJoining land uses
and che growth and development of the area In which it ts proposed to be located.
3. That the size and shape of [he site proposed for [he use is adequate to
aliow the full development of the proposed use in a manner not detrimental to [ha
particular area nor [o the peace, health~ safety~ and general welfare of tne Ci[izens
of the Cicy of Anaheim.
4, That thc gr~nting of the Conditional Use Permit under the conditions
imposed, if any~ wtll not be detrTmcntal to the peace, health. safety and general
welfare of the Citizens oP the CT[y of Anaheim.
5. That no one lndicated thelr presence at sald pubitc heartng in
opposttlon; and that no correspondence was recelved in opposTtion to the subJec[
petltTon.
EGVIRONMENTAL IYPACT FINDING: The PlAnning Dtrector or his authorized
~epresentat vc as eterm ~ed that t e proposed proJecc falls withln che definitlon
of Categorical Exemptlons, Classes 1 and 3, as defined in Paraqraph 2 of the City of
A~aheim Environmental impact Report Guidelines and is, therefore, categoricaily
exempt from the requlrement to prepara an EIR.

NOW, THEREFORE. BE !T RESOLVED that the Anahelm Clty Planni~g Cortxnission
does hereby grant subject Petition for Conditional Use Permit, upon the following
conditions which are hereby found to be a necessary prerequtsite to the proposed use
of the subject property in order to preserve the safety and ~eneral weifare of the
Cftizens of the City of Anaheim:
1. That the owner(s) of subject property shall pay the trafftc signal
assessment fee (Council Policy No. 214) amounting to $30.00 per 1000 square feet of
industrial buildings or fractton thereof prtor to the issuance of a bullding permit.
2. That subject property shall be developed substantiatly in accordance
with plans and specifications un ftle wtth the City of Anaheim marked Exhibit Nos. 1
through 3.
BE IT FURTf1ER RESOLVED that the Anahcim City Plannin9 Commission does he~eby
find and determine that adoptton of this Resolution is expressly predicated upon
appilcant's compliance with each and all of [he conditions herelnabove set forth.
Should any such conditio~, or any par[ thereof, be declared invalid or unenforceable
by the final Judgment of any court of competent Jurisdtction, then this Resolution,
and any approvals herein contained, shall be deemed null and void.
