BIflD, 16133 Woodruff Avenue, 9ellflower, California 90705, a9ent, of certain real propcrty situated in the City of Anahelm, County of Orange, State of California, described as: Parcel 2, as shown on a Parcel Map filed in Eook 3E, Page 1a of Parcei Maos, Records of Oranqe County. That the proposeJ use is properiy one for which a condiiionai use permit is au[horized by Anaheim `funicipal Gode Sectlon 18.41+.050.170 [o wit: to permit a board and care facility for the elderly. 2. That the proposed use wfll not adversely affect the adjotning land uses and [he gro;r[h anJ Jevetopr:~ant of Ci~e area in whicii it is proposeJ to be iocated. 3. That the size and shape of the stte propcsed for the use ts adequate [o allow the full devclopment of the proposed use in a manner not detrimental to the particular area nor to [he peace, health, safety, and general welfare of the C(tizens of the C(ty of Anahcim. 4 Th~t tlie 9ranting of the Condittonai Use Pernit under the condittons imposed, if any, will not be detrimental to thc peace, health. safety and general welfare of the Citizen5 of the Clty of Anaheim. ENVIRO~IHEt~TAL IMPACT FINDING: That the Anaheim C(ty Planning Commission has revie~.ed the proposal to permit a board and care facility for the elderly and to amend the coidltions of approval in connectlon with reclasstfication of property PC78-2bD consistiny of approxtmately 2.4 acres located south and west of thc southrrest corner of Vermont Avenuc and tinaheim Boulevard, having approxtnate frontages of 230 feet on the south sidc of Vermont Avenue and ?.23 feet on the west side of Anahefm Boulevard, ar,d being located approximately 1$j fr_<< south of the cen[erline of Vermont Avenue anri 170 feet west of th~ centerline of Anahaim Eoulevard; and does hereby approve the Negative Deciaration from the requiremcnt to prepare an environmental impact repori on the basl~ that there would be no significant individual or cumulative adverse environmental impact due tc :he approval of this Negative Declaration since Lhe Anaheim General Pia~ desfonates the subject property for gene.ral camercial land uses commensurate wiih the proposal; [hat no sensi[ive environmental impacts are involved in thc proposal; Chat tfie fnitial Study submitted by ihe petitioner indicates no siqnifican[ individual or cumulative adverse environmental impacts; and that the Nega[ive Declaration substantiating the foregoing findings (s on ftle in the Lity of Anaheim Planning Department. NOW, TNEREFORE, BE IT RESOLVED thac the Anaheim City Plannfng Commission does hereby grant subject Petition for Conditional Usc Pcrm([, upon the following conditlons which are hereby found to be a necessary prerequisite Co the proposed use of the subJect property in ordcr to preserve the safety and general welfare of the Citizens of the City of Anaheim: 1. That the cwner(s) of subJect property shali oay the cortxnercial Lrafffc signaT assessment fee (Council Pollcy No. 21t}) amounting to 5130.00 per T000 square feet of cortmerciai b~•iiding or fraction Chereof prtor to the issuance of a building permit. 2.
