WHEREAS, thc AnahefR City Planning Conm{ssion did receive a verified
petition for Reclassification frem TSUENC-YEN AND GRACE YAYG HUANG, 845 South Beach
Boulevard, Anaheim, Californla 92804, owners of certain reat property situa[ed in the
City of Anaheim, County of Orange, S[ate of Californta, described as follows:

WHEREAS, said Commission, after due Tnspection, lnvestigatlon and study made
by 1[self and in its behalf~ and after due consTdcration of all evidence and reports
offered at said hearing, does find and determine the following facts:
i. That the petitioner proposes reciassification of subject property from
the RS-A-43000 (Residential/Agricultural} Zone to the CH (Commerctal~ Heavy) Zone.
2. That the Anaheim General Plan deslgnates subJect property for general
commercial land uses.
3. That the proposed reclassificatton of subJect property ls necessary
and/or desirable for the orderly and proper devclopment of thc community.
~. That the proposed reclassificatlon of subject property does properly
relate to thc zones and Lhetr permitted uses locally establfshed in close proximity
to subJect property and to the zones and theTr permitted uses generally esta611shed
throughout the communtty.
5. That no one indtcated their presence at said publtc hearing in
opposition; and that no correspondence rias recelved in oppost[ion to :he subject

find and determTne that adoptto;~ of this Resolution is expressly predicated upon
applicant's compliance with cach and ali of the conditions hereinabove set forth.
Should any such condition, or any part thereof, be declared dnvalld or unenforceable
by the ffnal Judgment of any cou~t of competent jurisdiction, then this Resolution,
and any approvals herein contained, shall be deemed null and void.
