WHEREAS, the Anahelm Cl~y Planning Commission did receive a vertffed
petttlon for Rcclassificacion from the CITY OF AN/1HEIM, 204 Eas[ Lincoln Avenue,
Anaheim, California 92805, owner of certaln real property situated in the City of
Anaheim, County of Orange, State of Callfornia, described as follows:
That certain parcel of land lying wfthin a portion of Lot 7, Block
35 of [he Yorba Ltnda Tract, as shown on a map recorded tn Qook 5,
pages 17 and 18, Miscellaneous Maps, recards of Orange Lounty,
California, and that portlon of land allotted to F. Yorba
according to a map attache~ to and made a parc of the Decree of
Partition of the Rancho Canon de Santa Ana rendered in Case No.
1978 of the 17[h Judtcial District Court of California, a
certified copy of which is recorded in Book 28, page 158 of Deeds
in the office of the County Recorder of Los Anneles County located
in [he County of Orange, State of California, described as
follows: Beginning at a point in the exis[ing City limlt line of

kHEREAS, the City Planning Commtssion did hoid a public hearing at the Ctty
Ha11 in the City of Anaheim on November 20, 1973, ai 1;30 p.n., notice of said public
hearing having been duly gtven as required by laoi ancl in accordance wiih the

provislons of the Anahelm Municipal Code, Lhapter 18,03, to hear and consider
ev(dence for and against said proposed reclasstfication and to investigate and ma~e
findings and recommendattons in connection therewi[h; and
WNEREAS, satd Cormmisslon, after due tnspection, investigation and study made
bY itself and in its behalf, and after due consideratlon of all evidence and reports
offered at sald h~aring, does find and determine the following facts:
1, Thac the petitioner proposes reclassification of subJect property from
the County of Orange A-1 (~eneral Agricultural) Dlstrict to the City of Anaheim RS-A-
'~3,000 (Residential/Agricultural) Zone.
2, That the Anahelrn Generel Plan designates subJect property for low-
medium densi[y residential land uses,
3. That the RS-A-~3,~pp zoning will serve as a holding zone pending
uitimate developmen[ of the property.
4, That the proposed reclassification of subjec[ property is necessary
and/or desirable for the orderly and proper devclopment of thc corr•iunity.
5, Tha[ the proposed reclassi`ication of subject oroperty does properly
relate to the zones and thelr pernttted uses locally established in close proximtty
to subject property and to the zones and thcir permitted uses generally establ(shed
througliout [hc cormmunity.
b. That no one Indicated thetr presence at said publlc heartng in
oPPosition; and tha[ no correspondence was received in opposition to the subJect
petition.
ENVIRONMEN7AL IMPACT F1f101!~C; That thc Anaheim City Planninn Cammission has
reviewed the proposal [o rec assify the zoning from County A-1 (r,eneral,
~9~lcuicurai) [a City RS-A-~3,000 (Residentfal/Agrtcultural)zone on an trregulariy-
shaped parcel of land consisting of approxima[ely 0.7 acre, having a frontage of
aPProximately 223 feet on the West side of Bubach 5[rce[, having a maximum depth of
approxtmately 70 fect, and being located approxtmately 550 feet north of the
centeriine of Orangethorpe Avenue; and does hereby approve [he ltegative Declaratton
froM the requirement Co prepare an environmenial impact report on the basis [hat
there would be no significarit individual or cumulative adverse envtronmental Impact
due to the approval of this Negative Declaration since the Anaheim General Plan
destgnates [he subJect property for low-medium density residencial land uses
~omcnensurate with the proposal; that no sensttive environmental impacts are 3nvolved
j~ the proposai; that the Initlal Study submttted by the pe[itioner indicates no
Si9~iftcant individual or cumulattve adverse environmental (mpacts; and that the
Negattve Declara[ion substantlating the foregoing findings is on file tn the City of

NpW, THEREFOP,E, BE IT RESOLVED tfiat the Anaheim Clty Planning Commission
does hereby grant subject Petition for Reclassification and, by so doing. that Title
18-Zoning of the Anahein Municipal Code be amended to exclude the above-described
property from the County of Orartge A-1 (GENEP,AL AGRICULTURAL} DISTRICT and to
incorporate said descrtbed proper[y into the RS-A-43,OOp (RESIDENTIAL/AGRICULTURAL)
ZOtIE upon [he foilowing conditions which are hereby found to be a necessary
prerequisite [o the proposed use of subjecC property in order to preserve the safety
and general welfare of thc C(tizens of the Lity of Anaheim;

BE IT fURTHER RESOLVED tha[ thc Anaheim Cfty Ptanning Conmission does hereby

Shouid any such condition, or any part [hereof. be declared invalid or unenforceable
bY the final judgment of any court of competen[ jurisdiction, ther. this ResolutTon,
and any approvals herein contained, shall be deemed null and void.
