blHERENS, on December 4, 1978, the Anaheim Lt~y Planning Commission granted
Reclassification No. 77-7$-64, subjecC to the condition that ihe proposed planned
community be modified to fncrease the commercial area from 21 acres to appror.imately
40-50 acres for the possible development of a regional shopping center, by Resolutton
No. PL78-274 consisting of pre-annexation zontng to reciassify [he subject property
from the County of Oran9e A1 (,eneral Agricultural) District [o the City of Anaheim
PC(SC) (Planned Community-Scenlc Lorridor Overlay) Zone on an irregularly-shaped
parcel of land consisting of approximately 375 acres located southcast and southwest
of the intersection of the P,iverside freeway and 41eir Canyon Road, having a frontage
of approximately E920 feet on Che Santa Ana Canyon Roac! and a naximum depth of
approximately 34Q0 feet, and furthcr described as the Bauer Ranch.
WHE4EA5, after furthcr consideration, i[ is determined that Envtronmen[al
Impact Report ~lo. 216 certffied on November 20, 1~78 by the knaheim City Planning
Commtssion in connection with the General Plan of Development of [he Bauer Ranch did
not consider the Planning Commission modtfica[ion to subJect reclassification granted
on thls date; that said nodification consists of a subs[antial increase [o the
commercial area of the Bauer Ranch ptanned cor•xnunity thereby changtng the proJect-
generated environmental impacts; that such impacts include but are no[ limited [o
subs[antially increased traffic volumes oenerated by the larger commercial area; and
that there are other environmental impacts which rrWy be altered by the general plan
of development, as modificd.
WHEREAS, based ~pon the foregoing, the Planning Cormmission de[ermines tha[
EIR No. 216 does not adequately consider the potentia) environmental lmpacts
generated by tlie Bauer Ranch General Plan of Development, as modif(ed by [he Planning
Commission; and Chat, therefore, said EIP, must bc revised if the modiffed general
pian of development is to be approved; a~d, furthermore, that a revised and
accepfable E1°, must be certified prtor [o approvai of the n~odified generai pfan of
development.
NOW, THEREFORE, 8E IT RESQLVED that the Anahelm City Planning Commission
does hereby rescind Resolution tlo. PC78-274 in connectton with Reclassification No.
77-78-64.
