offercd at said hearing, does find and determine the folloNing facts:

permit Ts authorized by Anaheim Municipal Code Section 18.03.030.010 to wlt: to
expand a truck and trailer rental yard.
2. That the proposed use is hereby granted for a two~year period of time
subJect to revTer+ by the Planninq Commission for posstble extenstons of cime.
3. That the proposed use is hereby granted subJec[ co the pecitioner's
stipula[Ton to provide a 3-foot wide densely landscaped planter along Anahelm
Boulevard from the buTiding northerly to Vater Street.
4. That the proposed use NT11 not adversely affect the adJalning land uses
and the growth and developmeet of the area in which tt is proposed to be located.
5. That the sTze and shape of the slte proposed for the use ts adeq~ate to
ailow the full development of the proposed use in a manner not detrlme~tal to the
parcicular a~ea nar to the peace, health~ safety. and general rKlfare of the CTtizens

6. That the granting of che Condltional Use Permit unde~ tne conditions

ENVIRONMENTAI IMPALT FINDING: That the Anaheim Ctty Planning Commission has
revtewed the proposal to expand a truck and trailer rental yard on a rectangularly-
shaped parcel of and consisting of approximately 0.9 acre located at the southeast
corner of Watcr Street and Anahetm Boulevard, and having approximate frontages of 109
feet on the south side of Nater Street and 365 feet on the east s)de of Anahelm
Boulevard; and docs hereby approvc the Negative Declaration from the requirement to
prepare an environmentai impact report on the basis tha[ there would be no
siontf(cant individual or cumulative adverse environmental impact due to the approval
of this Negative Declaration since the Rnaheim General Plan des}gnates the subjec[
property for general commercial land uses commensurate with the proposal; that no
sensitive enviro~mental impacts are involved in the proposal; that the Ini~ial Study
suhmitted by the petitioner indicates no significant indtvidual or cumulattve
adverse envi~onmental impacts; and that the Negatlve Deciaratfon substantiating the
foregring findings is on file in the Lity of Anaheim Plannin9 Departnent.
NOW~ THEREFORE, BE IT RESOLVED [ha[ the A~ahetm Clty Planning Lommission
does hereby grant subject Petition for Conditional Use Permit, upon the following
conditions which are hereby found to be a necessary prerequisite [o the proposed use
of the subject property in order to preserve the safety and generai welfare of the
C(tlzens of che City of Anaheim:
1. That subJect property shall be developed substan[ially in accordance
with plans and specifications on file with the Ci*yo uf Anaheim marked Exhibit No. 1,
provided, however, that a 3-foot wide densely landscaped planter shell be installed
along A~;aheim Boulevard from the exisein9 bufld(ng norhterly to Water Street.
2. That the use is granted for a 2-year period of time subject [o review
by the Planning Commission (upon wrttten request by the petitioner) for possible time
extensions if it is determined that [he use fias not had a detrimental effect on the
surrounding area.
BE IT FUR7HER RESOLVED that the Anahelm City Plannina Commtssion does hereby
find and determine that adoption of this Resolution Is expressly predicated upon
applicant's compitance with each and all of the conditions hereinabove set forth.
Should any such condttlon, or any part therenf, be declared invaltd or unenforceable
by the final Judgment of any court of competent Jurtsdictton, th~en this Resolution.
and any approvals herein contalned, shall bc deemed null and void.
THE FOREGOING RESOLUTION is signed and approved by me this 4th day of
