A RESOLUTION OF THE ANAHEIM CITY PLANNING COMMISSION
THAT PETlTIOId FOR CONDITIONAL USE PERMIT N0, 1805 BE GRAHTeD
WHEREAS, thc Anahelm Ctty Planning Commission did receive a verlfied
Petition for Conditional Use Permit from ROVt PALIfIC REALTY CORPORATION, 1801
Century Park East N1111, Los Angeles, California 90067, owner, and RAY SiIVERMAN~
6501 East Serrano Avenue, Anaheim, California 92807, agent, of certain real property
situated in the City of Anaheim, County of Orange, State of California, described as:
That portion of Sections 7 and 18, Township 4 South, Range 8 West
in the Rancho Santiago de Santa Ana. bein9 also a portion of the
land allotted to Paula Peralta de Dominguez, as described in [he
Final Decree of Partltion of said .Rancho, which was entered
September 12, 1868 in Book "B" at page 410 of Judgments of the
District Court of the 17th Judicial Dlstrict in and for Los
Angeles County, California, described as follows: Beginning at
the most Westerly corner of the land descri6ed tn the Deed to

WHERERS, the City Ptanning Commission dld hold a public hearing at the City
Hall in the City of Anaheim on February 27, 1~78, at 1:30 p.m „ noti~e of said public
heartng having been duty given as required by law and in accordance with the
provislons of the Anahelm Mu~lcipai Code,, Chapter 1$,03. to heas• and constder
evidence for and agalnst sald proposed conditlonal use and to invescigate and make
findings and recommendations tn connection [herewith; and
WHEREAS, said Commission, after due inspection~ investigation and study made
by itself and in its behalf, and after due consideratton of ai1 evidence and repor[s
offered at said hearing, does find and determine the followin9 facts:

2, That the proposed use is hereby granted to be conducted in conJunction

hours of operation for Che wine-tasting classes will be 7:00 p.
3. That the requested waiver of minimum number of parking spaces is hereby
granted on the basis of the number of parking spaces required for the wine-tasting
facility would be 10 rather tha~ 25 because [he petittoner indicated the maximum
class enrollment would be 20 people and, typically, 2 persons would arrive per car;
and that the hours of the wine tasting facility would be 7:00 p.m. to 10:00 p.m, when
most of the other businesses in the complex will be ciosed and additional parking
spaces will be available for the proposed use.
4. That the proposed use will not adversety affect the adjoinina land uses
and the growth and development of the area in which it is proposed to be lucated.
5. That the size and shape of the site proposed for the use is adequate to
allow the full development of the proposed use t^ ~nd3neneral~welfareiofnthe Citizens
particular area nor to the peace, health, safety, g
of the City of Anaheim.
6. That the granting of the Conditional Use Pernit under the conditions
imposed, if any, will not be detrtmentai to the peace, health, safety and general
welfare of the Citizens of the City of Anaheim.
7, That no one lndicated their presence at said public hearing in
opposition.
ENVIRONHENTAL IMPACT FINDING: The Planning Departmant Director or his
authorized representative has determin~d that the proposed project fails within the
definttlon of Categorfcal Exemptions, Class 1. as defined In Paragraph 2 of the City
of Anaheim Environmental Impact aePort Guidelines and is, therefore, categartcally
exempt from the requirement to prepare an EIR.
NON. THEREFORE. BE IT RESOLVED that the Anaheim City Planning Commission
does hereby grant subJect Petitlon for Londitional Use Permit~ upon the following
conditions which are hereby found to be a necessary prerequisite to the proposed use
of the sub)ect property tn order to preserve the safety and general welfare of the
Citlzens of the City of Anaheim:
1, That subJect property shall be developed substanttally in accordance
with plans and specifications on file with the City of AnaheTm marked ExhTbit Nos. 1.
