Anaheim, County Af Orange, State of California, described as:
The Easterly 107 fcet of that portion of the West half of the
Northwest quarter of the Nnrthwest quarter of Section 23. in
Township 4 South Range ti West, in the Rancho Los Cayotes, City of
Anaheim, as shown on a map thereof recorded in Book 51. Page 7, et
seq., Miscellaneous Maps, records of satd Orange County, lying
Northeast of the right of way of the Los Angeles Interurban

WHEREAS, the Ctty Planning Canmisston did hold a publtc hearing at the City
Hall in the City of Anaheim on April 10, 1978~ at 1:30 p.m., notice of satd pubitc
hearing having been duly given as ~eq~ired by law and in accordance with the
provisions of the Anaheim Hunicipal Lode, Chapter 18.03: to hear and consider
evidence for and agains[ said proposed conditiona) use and to investigate and make
findings and recortmendations In connection therewith; and
WHEREAS, sald Commission, aftcr ~ue Inspectian. investigation and study made
by itself and in its behalf, and after due consideration of all evidence and reports
offered at sald hearing, does find and determine [he following facts:
1. That the proposed use is properly one for which a conditional use
permit ts authorized by Anaheim Muntclpal Code Sectton 18.~~4.OSC.050 to wit: to
permit a veterlnary clinic for smail animais.
2, That the proposed use is hereby granted to perniit a veterinary clinic
for small animals only, subject to [he petitioner's stipulation that all actfvittes
wlll be conducted wholly inside the building.
3. That the proposed use will not adversely affect the adJotning land uses
and the growth and devetopment of the area i~ which tt is proposed to be located.
4. That the size and shape of the stte proposed for the use )s adequata to
allow the fuil developmen[ of the proposed use in a manner not detrlmental to the
particular area nor to the peace. health, safety, and general welfare of the Citizens
of the Ci[y of Anaheim.
5. That thc granting of the Conditional Use Permit under the conditions
imposed, if any, will not be detrimental to the peace, health, safety and general
welfare of the Litizens of the City of Anaheim,
6. That no one indtcated ihetr presen~e at saTd public hearing in
oppositton; and that no correspondence was received in opposition to the subject
petition.

ENVIRONMENTAL IMPACT FINDiNG: The Planning D-rector or his authorized
representattve has determtned that the proposed project falls wlthin the definition
of Categortcal Exemptlons, Class 1, as definzd in Paragraph 2 of the City of Anahefm
Envtronmental Impact Report Gutdelines and is. therefore, categorically exempt from
the requirement to prepare an EIR.
NQW~ THEREFORE, BE IT RESOLVED that the Anaheim City Planning Commisston
does hereby grant subJect Petitlon for Conditional Use Permit, upon the following
conditions which are hereby found to be a necessary prerequTsite to the praposed use
of the subJect pr~percy in order to preserve the safety and general welfare of the
Cittzens of the Ci[y of Anaheim:
1, That the owner(s) of subject property shall pay to the City of Anahetm
the sum of 95 cents per frant foot along Ball Road for tree planting purposes.
2. That [rash storage areas shall be provided in accordar.ce with approved
plans on file with the Office of the Oirector of Pubiic Warks.
3, That fire hydrants shall be installed and charged as required and
determined to be necessary by the Chief of the Fire Department prior to commencement
of structural framing.
4. That subJect property shatl be served by underground utili[ies.
5. That drainage of subJec[ property shali be dtsposed oE in a manner
satisfactory to the City Engineer.
6. That sub)ect property shall be developed substantially in accordance
with plans and specificatfons o~ file wtth the City of Anaheim marked ExhtbTt Nos. 1
through 4.
7. That Condition No, i, above-mcntioned~ shall be complied with prior to
the corrmencement af the activity auchorized under this resolutlon. or prior to the
time that the bu;lding permii Is issued, or within a period of o~e year from date
hereof, whichever occurs first. or such Further time as [he Planning Comnission may
grant.
8, That Conditlon Nos. 2, 4, 5 and 6, above-mentioned, shall be complfed
with prlor to ftnal building and zoning inspections.
