HHEREAS, [he Clty Planning Ltxnmission did hold a public hearing at ihe City
Hall in the City of Anahclm on Aprii 24, 1978, a[ 1:30 p.m., notice of said publtc
hearing having been duly given as required by law and i~ accordance wTth the
provisTons of the Anaheim Munictpal Code. Lhap[er 18.03, to hear and consider
evtdence for and against sald proposed reclassifica[ion and to investigate and make
findtngs and recommendations in connectton therewith; and
WHEftEAS~ said Commission, after due inspectlon~ fnvestigatlon and study made
by itself and in its behalf, and after due consideration of all evidence and reports
offered at sald hearing, does find and determine the following facts:
1, That the petitloner proposes reclassificatlon of subject property from
the RS-A-10,000 (Residential~ Single-Famlly) Zone to the RS-7200 (Restdential,
Single-Family) Zone.

2. That the Anahelm General Plan design~tes subJect property for low
density residential land uses.
3. That the proposed reclassification of subJecc property Ts necessary
and/or desirabte for the orderly and proper development of the community.
4. That [he proposed reclassif(cation of subJect property does properly
relate to [he zones and thelr permicted uses locatly established in close proximity
to subJect property and to the zoncs and thelr permltted uses generaliy established
throughout the community.
5. That no one indicated thelr presence at said public hearing in
opposition; and tha[ no correspondence was received in oppost[ion to the subject
petition.
ENVIRONMENTAL IMPACT F~~~DING: That the Anaheim City Planning Commission has
reviewed the subJect proposa to rec assify the zoning from RS-10,000 (Residential,
Single-Family) to RS-7200 (Residentlal~ Singlc-Family) Zone on an Trregularly-shaped
parcel of land consisting of approximately 1.2 acres located at [he southerly
ierminus of Lomita Street, ~~ing a r.wximum dep[h of approxTmately 293 feet, being
loca[ed approximately 240 feet south of the centerline of Claredge Drive, to
establish a 4-lot. RS-7200 subdivision aith waivers of minimum lot deoth and minimum
lot width; and does hcreby apProve the Negatlve Deciaration fro+n [he requtrenent Co
prepare an envi~onmental impact report on the basis that there wauld be no
signiftcant individuai or cumulatlve adverse environmental impact due to the approval
of this Negative Oeclara[ion since the Anaheim General Ptan designaees che subJect
propcrty for low density ~esidential land uses commensurate with the proposal; that
no sensitive environmen[al impacts are involved in [he proposal; that thc Initial
Study submitted by [he petitioner indlcates no significant individual or cumulafive
adverse environmental impacCS; and tha[ the Negative Declaration substantlating the
foregoing findings is on file in [he Clty of Anaheim Pla~ning Department.

does hereby grant subject Petition for Reciassification and, by so doing. tha[ Tttle
18-Zonin9 of the Anahetm Municipal Code be amended to exclude the above-described
property from the RS-A-10,000 (RESiDENT1Al. SINGLE-f~MILY) ZONE and to incorporate
said described property in[o the RS-7200 (RESIDEqT1AL. SINGLE-FAM~IY) 20NE upon the
following conditions which are hereby found to be a necessary prerequlsi[e to the
proposed use of subject property in ordcr to preserve the safety and genera) welfare
of the Citizens of the City of Anahelm:
1, in the event Yhat subJect property Is to be dTvided for ihe purpose of
sale, lease~ or financing~ a parcel map~ Co record [he approved dtvision of subject
property shall be submitted to and approved by the City of Anahetm and then be
recorded in the office of the O~ange County Recorder.
2. That the owner(s) of subJect property shall pay Yo the Ctty of Anahetm
the sum of 95 cents per front foot along Lomlta Street for tree planting purposes.
3. Prior to the (ntroduction of an ordinance rezonin9 subject property,
Condition No. 2, above-mentioned~ shall be completed. The provisions or rights
granted by thts resalutlon shall becana null and void by action of the PlannTng
