A RESOLUTION Of THE ANAHEIM CITY PLANNING COMMISSION
THAT PETITION FOR CONDITIO~IAL USE PERMIT N0. 1823 BE GRANTED
WHERERS, the Anaheim City Planning Commission did receive a verified
Petitlon for Conditional Use Permit from FOREMOST-MC KESSOIt, INC.~ Crocker Plaza, One

2081 Business Centcr ~150, Irvine, Caltfornia 92715, agen[s, of certain real property
situated in the Ctty of Anahetm, County of Orange, State of Lalifornie, described as:
Parcel 2, in the City of Anaheim, County of Orange, State of
California, as shown on a map recorded in book 111 page 45 of
Parcel Maps, in the office of the cou~ty recorder of satd county.
WHEREAS, the Lity Plannin9 Lommission did hold a public hearing at the City
Hall in the Lity of Anaheim o~ April 24, 1~78, at 1:30 p.m., notice of said public
heartng having been duly given as required by law and in accardance wTth the
provisions of the Anahetm Nunicipal Code, Chapter 18,03, co fiear and consider
evidence for and agatnsi said proposed conditional use and to investigate and make
ftndings and recommendattons in connection therewith; and
WHEREAS, said Commisslon, after due Inspection, investigation and study made
by itself and in its behalf, and after due consideration of all evidence and reports
offered at said hearing~ does ftnd and determine tfie t'olloNing facts:
i. That the proposed use is properly one for which a conditional use
permit is authorized by Anaheim Municipal Lode Sec[ion 18.61.050.070 and
18.16.05~.507 to wit: to permit a truck and trailer rental yard Hith incidental
[ruck repair.

3. That the sTze and shape of the site proposed for the use is adequa[e to
ailow the full deveiopment of the proposed use in a manner not detrimcntal co che

of the C1ty of Anaheim.
4, That the granttng of the Conditional Use Permlt under [he condit(ons
imposed, if any, wfll not be detrimental to the peace, health. safety and general
welfare of the Citizens of the City of AnahcTm,
5. 7hat no one 1nJlcated thetr presence at said public hearing in
oppositlon; and that no correspondenre was received in opposition to the subJect
petition.
ENVIRONMENTAL IMPACT FINDING: That the Anaheim City Ptanning Commission has
reviewed the subJect proposa to permit a iruck and trailer rental yard with
incidental truck repai~ on an trregularly-shaped parcel of land cQnsisting of
approximatcly 2.4 acres having a frontage of approximately i35 feet on the south side
of Ball Road and being located approxlmately 960 feet west of [he cenYerltne of Lewls

Street; and does hereby approve the Negative Declaration frorn thc requTrement to
prepare an environmental impact report on Lhe basis thaC there would be no
signtficant indTvidual or cumulative adverse environmental impact due to the approval
of this Negative Declaration since che Anaheim General Pian designates the subject
property for general industrial land uses commensurate Nith the proposal; that no
sensitTve envirorxnental impacts are involved ln che proposal; that the InTtial Study
submitted by tfie petitloner Tndicates no significant individual or cumulative
adverse environmental impacts; and that ihe Negative Declara[ton substantTating the
foregoing findings Is on ftle in the CTty of Anahelm Planning Department.
NO'.I. THEREFORE~ BE IT RESOLVED that the A~aheim City Plartning Commtssion
does hereby grant subJect Petition for ConditTonal Use Permtt, upon ihe following
conditions which are hereby found to be a necessary prerequisite to the proposed use
of the subJect property In order [o preserve the safcty and general rrelfare of the
Citizens of the City of Anaheim:
1. That street lighting facilities along Ball Road shall be Installed
prior to the final bullding and zoning inspecttons unless otherNise ap~,roved by the
Director of Pub11c Uttlities, and in accordance wlth standard specifications on file
in the Office of the Directo~ of Public Utilities; and/or that a bond, cer[iftcate of
deposit, letter of credit, or cash, in an amount and form satisfactory to the Ct[y of
Anaheim shall be posted Hith the City to guarantee the installatTon of the above-
mentioned requirements.
2. That fire hydrants shall be installed and charged as required and
determined to be necessary by the Chtef of the Ftre Department prior to cortmencemen[
of structural framing.
3. That subJect property shall be ~evetoped substanelally in accordance
with plans and s~ecificattons on file x(th the City of Anaheim marked Exhiblt No. 1.
4. That Condi[ion ho. 1, above-mentioncd~ shall be camplted with prior to
~he carmencement of [he activity authorized under this resolution~ or prior to the

5. Th~t Londition No, 3, above-mentioned, shall be complied Wtth prior to
