City Hall In the City nf Anaheim on March 13. 1978, a[ 1:3~ p•m., notice of sald
public hearing having been duly given as required by law and In accordance With the
provisions of the Anaheim Munlcipal Lode. Chapter 18.03. to hear and consider
evtdence for and agalnst sald proposed reclassification and to investigate and make
flndings and recommendatlons in connect(on therewlth; said public h~arl~g having been
cuntinueJ to the Planning Commission meeting of May 8, 1978; and
WHEREAS, said Commtssion cfter due Inspectio~~ Snvestigatfon and study madc
by (tself and In its behalf, and after due cons(dera[lo~ of ail evidence and reports
offered at sald heartng, does find and determtne the following facts:
1. That the peticioner proposes reclassification of subJect property from
the RS-A-43,000(SC) (aesidential/Agricultural - Scenic Corridor dverlay) and County
A-1 (General Agricultural District) Zones t~ the RS-7200(SG) (Residentlal, Single-
Famlly - Scenic Corridor Overlay) Zone.
2. That the Anahefm General Plan designates subJect property for low-
denslty residentia) and/or gencral open space land uses.
3. Tha[ the proposed reclassiflcatlon of subJec[ property is necessary
and/or deSirable for the orderly and proper development of the corm:unlty.
4. That the proposed reclassiftca[lon of subJect property does properly
relate to the zones a~d thelr permitted uses locally es[ablished in close proximity
to subJect properiy and to [hc zones and thetr permitted uses generally establTshed
throughout the community.

ENVIRONMENTAL IMPACT FINDING: That the Anaheim CI[y Planning Commisslon and
has revlewed the subject proposa to reclassify the zoning from RS-A-43,000(SC)
{Resldencial/Agrlcultura) - Scenic Corridor Overiay) and County A-1 (General
Agricultural Dlstrict) to the RS-7200{SL) (Residentfal, Single-Famlly - Scenic
Corridor Overlay) zene on an Irregularly-shapad parcel of land conslsting of
approximately 5.2 acres. havf~9 a frontage of approxlmately 834 feet on the nortM+est
slde of 5anta Ana Canyon Road. having a maximum depth of approxtmately 440 feet, artd
beTng located approxlmately 1800 feet northeast of the centerllne of Mohler Drive to
establish a 16-lot RS-7200(SC) subdivislon with walvers of minimum lot width and
frontage and requiranent tha[ single family structures rear on arterial hTghxays; and
does hereby approve the Negattve Declaration from the rsqutrement to prepare an
environmental impact report on Yhe basis that there would be no signifTcant
Individual or cumulative adverse environmental Impact due to the approval of this
Negatlve Declaration slnce the Anahelm General Plan designates the subJect property
for gerteral open space/IoH-density resldential land uses commensurate wtth the
proposal; that no sensitive environmental Impacts are Involved in the proposal; thac
the Initlal Study submitted by the Petitioner indicaces no signifTcant indtvidual or

NOW~ THEREfQRE, BE IT RESOLVEU that the Anahetm City Planning Commission
does hereby grant subJect Petitlon for Reclasstfication and~ by so doing, that Titte
18-Zoning of the Anahelm Municipal Gode be amend~d ta exclude the above-described
property from the RS-A-43,000 (RESIDENTIAL/AGRICULTURAL) a~d COUNTY A-1 (GENEP,AL
AGRICULTURAL DISTRICT) ZONES and to Incorporete said descrlbed property into the RS-
7200 (RESIDENTIAL. SINGLE-FAMILY) ZONE upon the folloti+ing condltlons xhich ara hereby
found to be a necessary prtrequfsi[e to the proposed use of subJect proper[y tn order
to preserve the safety and ger+eral welfare of the Citizens of the City of Anahelm:
t. That fire hydrants shail be installed and charged as required and
determined to be necessary by the Chief of the Ftre Departme~L prior to commencanent
of structural framing.
2. That subJec[ property shall be served by underground utilt[les.
3. That [he owner of subJect property shall pay to the Clty of Anaheim thc
appropriate park arvd recre~tlon in-lieu fees as determined to be appronr(ate by the
City Council, said fecs to be paid ac the time the buliding permlt ls lssucd.
4, That prior to the introductlon of an ordi~ance a flna) tract map of
subJect property shall be submitted to and approved by the Ctty Council and then be
recorded in the Office of the Orange County Ftecorder.
5. That these reclassification proceedings are granted subJect to
completlon of annexation of subJect property to [he ti[y of Anahetm.
6. That all structures constructed on subJect property shall comply with
[he requi~ements of [he City of An~helm Fire Zone No, 4, as approved by the Fire
Depar[ment.
7. Tha[ the dcveloper(s) remove Cht t~+o extsting illegai iract signs
located on the block Nall (factng north) on the souch side of the Riverside Freeway
in Tract Nos. 7730 and 7736.
8. Prior to ihz Introduct)en of an ordlnancr razoning subJecL praperLy.
Condttton Nos. 4, 5 and 7, above-menctoned, shal) be completed. The provisions or
rights gra~ted by this resolutTon shali become null anJ void by action of the
Planning Cammlssion unless sald conditlons are complied with ~(thin one year fram the

9. Thac Condttion No. 6. above-menttoned, shall be complied with prior to
finat building and zoning inspections.

find and determtne that adoptton of this Resolutlon is expressly predlcated upon
applicant's compllance with each and all of the conditTans hereinabove set forth.
