NELSON AHD DOLLY L. NELSON~ 8421 Pointsettia Drive, Buena Park, Lalifornla, 90620, ormers, and Reverend Jce Inman, 2670 Daisy Avenue, Long Beach, California 90806, agent, of certain real property situated tn the City of Anaheim, County of Orange, 5[ate of Caltfornia, described as: Lot 1 of tract Plo. 76, Music Hall Subdivision, as shown on a map recorded tn book 10, page 19 of Miscellaneous Maps, records of Orange County, California. That the petitioncr stipulated at the public hearTng there wouid be no "bingo" played on the premises. 5, That the proposed use will not adverscly affect the adJoln(ng land uses and the growth and developme~t of the area in which it is proposed to Ee located. 6. That the size and shapc of Lhe site proposed for the use is adequate to altar the futl development of the proposed use in a manner not detrtmental to the particular area nor to tfie peace. health, safety, and general welfare of the Citizens of the City of Anahelm. That the traffic generated by the proposed use will not impose an undue burden upon the streets and highways designed and improved to carry the [raffic in the area. ~. That no one indicated thetr presence at said publlc hearing in opposition; and that no correspondence was received in oppositton to the subject petition. ENVIROt1ME1~TAL IMPACT FIt~DING: That the Anaheim City Planning Commission has reviewed the proposa to reta n a church in the CG (Commercial, General) Zone with a waiver of mininum number of parking spaces on a rectangularly-shaped parcel of land consTsting of approximately 3750 square feet locatel at the northeast corner of Lincoln Avenue and Philadr_lphia Street, having a frontage of approxinatcly 30 feet on the north side of Lincoin Avenue and approxtmacely i?5 feet on thc east side of Phlladeiphia Street; and dces hereby approve [hc Negative Declaration fror.~ the requirement to prepare an environmenial !mpac[ report on [he basis that there would be no significant individual or cumulative adverse enviromentai i^~pact due to the approval of this tle9ativc Declaration since the Anahcim General Plan designates Lhe subject property for general commerciaT lar.d uses r_ormensurate Hith the proposal; that no sensitive environmental Impacts are involved in thc proposai; that the Initial Study subrtiitted by the petitioner indicates no signiftcant indlvidual or cumulaiive adverse enviro~mental impacts; and that the Negative Declaration subs[antiating the foregoiny findfngs is on file in the City of Anaheim Planning Departnent. IIOW, TIiEREFORE, BE IT RESOLVED that thc Anaheim Ci[y Planning Cormission does hereby grant subJect Petition for Conditional Use Permlt, upon the following conditions which are hereby found to be a necessary prerequisite to the proposed use o` Che suhJect property Ir crder to preserve the sa`ety and genersi c.e~~ate of the Citizens of the City of Anahelm: 1. Plans shall be subr.+it[ed Lo the Building Divlsion shor+ing compliance with thc minimum standards of the City of Anaheim, including the U~Iform Buildtng, Plumbing, Electrical, Mechanical and Fire Codes as adopted 6y the :i!y of Anaheim. Thc approprlate permits shall be obtained for any necessary work. 2. That trash storage areas shall be provided in accordance with approved plans on file with the Office of [he Executlve Direccor of Public Vorks. 3. That the proposed church shall comply wtth alT signing requirements of the CG Zone. 4, That subJect property shall be developed substantially tn accordance w(th plans and speciftcatiois on file with the City of Anaheim marked Exhlbit Nos. i and 2. 5. BE IT FURTHER RESJLVED that thc Anahefm City Planning Commission does hereby find and determine that adoption of this Resolution is expressly predicaied upon applicant's compliance with each and all of the conditlons hereinabove set forth. Should any such conditian~ or any part thereof. be declared invalid or unenforceable by the f(nal judgment of a~y court of canpetent Jurisdlction, then this Resolueion, and any approvals hereTn contained, shall be deemed null and void.
