CRAWFOR~ AflD PNY~~~g ~, CRAWFORD, 1441 East La Palma Avenue, Anaheim, California, 92806, owners, dnd 4lRATHER VACATIONLAND, INC., 270 North Canon Drive, E3everly Hi)is, Californta 90210~ agent, of certain real property situated in the City of Anaheim, County of Orange~ State of California, described as: The North 263.6G feet of the West 424,p~ feet of that portion of the Southwest Quarter of thz Northeast Quarter of the Northeast Quarter of Section 21, Townshtp 4 South~ Range 10 l•lest~ in Rancho San Juan CaJon de Santa Ana, in the City of Anaheim, County of Orange, State of California, as shown on a Map recorded in Book 51, Page 10 of Miscellaneous Maps, Records of said Orange County. WHEREAS~ the City Planning Commission did hold a publtc hearing at the Civic Center in the City of Anaheim on December 1, 198p~ at 1:3~ p.m., notice of said public '~earing having been duly given as required by law and in accordance with ti~e provistons of the Anaheim Mun~cipal Code, Chapter 18,03, to hear and consider evidence for and against said proposed conditional use permit and to investiyate and make findings and recom~endations in connection therewith; and WFIEREAS, said Commtssion, after due inspection, investi9ation and study made by itself and in its behalf, and after due consideration of all evidence and reports offered at said hearing~ does find and determine the followinq facts: 1. That the proposed use is properly one for which a conditional use permit is authorized by Anaheim 14unicipal Code Section 18.48.05~.150 to wtt: to expand an existing trailer p~rk and tent facility. 2. That the proposed use will not adversely affect the adjoining )and uses and the growth and development of the ares tn whtch it is proposed to be located. 3. That the stze and shape of the site proposed for the use is adequate to allow the full development of the proposed use in a manner not detrimental to the Particular area nor to the peace, health, safety, and qeneral a~elfare of the Citizens af the City of Anaheim, J+. That the granting of the Condttional Use Permit under the conditions imposed~ if any, will not be detrimental to the pcace, heai*~~, safety and general Welfare of the Cittzens of the City of Anaheim, 5. That the traffic generated by the proposed use ~•~ill not impose an ur.due burden upon the streets and higho-~ays designed and improved to carry the traffic in the area. PCBo-Z~g 6. ENVIRONMENTAL IMPACT FI~dDING: That the Anaheim City Planning Commission has ~evie~aed the proposal to expand an existing trailer park and tent facility on a rectangularly-shaped parcel of land consisting of approximately 2.2 acres having a ftontage of approximately 264 feet on the east side of ~alnut Street, having a maximun depth of approximately 3E7 feet and being located approximately 660 feet south of the centerline of Ball Road (133G Sauth Walnut Street)7 and does hereby approve the Negative Declaration from the requirement to prepare an environmental impact report on the basis that there would be no significant individual or cumulative adverse environmental impact due to the approval of this Negative ~eclaration since the Anaheim General Plan designates the subject property for commercial recreation land uses commensurate i-~ith the proposal; that no sensitive environmental impacts are involved in tha proposal; that the Initial Study submitted by the petitioner indTcates no signiflcant individual or cumulative adferse environmental impacts; and that the Negative ~eclaration suFStantiating the foregoing findings 15 on file in the Ctty of Anaheim Planning Department. NOW~ THEREFORE, BE IT RESOLVEU that the Anaheim City Planning ~ommission does hereby grant subJect Petition for Conditional Use Permit, upon the foliowin9 conditions which are hereby found to be a necessary prerequisite to the proposed use of the subJect property in order to preserve the safety and general welfare of the Citizens of the Ctty of Anaheim: 1, That fire hydrants shall be installed and charged as required and determined to be netessary by the Chief of the Fire Department prlor to cartmencement of structural framing. 2. That appropriate water assessment fees as determined by the Office of ~tilities General Manager shall be paid to the City of Anaheim prior to the tssuance of a building permit. 3, That prior to issuance of a building perm~t, street lighting facilities along Walnut Street shall be installed as required by the Office of Utilities General Manager, and in accordance with specifications on file in the Office of Utilities General Pianager; and/or that a bond, certificate of deposit~ letter of credit~ or cash, in an amount and form satisfactory to the City of Anaheim shall be posted with the City to guarantee the instailation of the above-mentioned requirements prior to occupancy. 4, That trash stora9e areas shall be provided in accordance a~tth approved pians on file with the Office of the Executive Director of Public Works. 5, That subject property shall be developed substantially in accordance with plans and specifications on file with the City of Anaheim marked Exhibit No. 1. 6, That Condition Nos. 4 and S, above-mc~tioned, shall be complied a~lth prior to final building and zoning inspections.
