ENVIRONMENTAL IMPACT FINDING: That the Anaheim City Planning Commission has reviewed the proposal to perm t a veterinary clinic in the CL-HS(SC) (Commerciai, Limited-Hillside - Scenic Corridcr Overlay) Zone on a rectangu]arly-shaped parcel of land consisting of approximately 3.0 acres, located at the northeast corner of Serrano Avenue and Nohl Ranch Road~ having approximate frontaaes of 485 feet on the north side of Serrano Avenue and 250 feet on the east side of Nohl Ranch Road (65~9 East Serrano Avenue); and does hereby approve the Negattve Declaratlon from the requirement to prepare an envi~onmental impact report on the basis that there would be no significant individual or cumulative adverse environmental impact due to the approval of this Negative Declaratian since the Anaheim General Plan des!ynates the subject property for general commercial land uses commensurate wlth the proposal; that no sensttive environmental impacts are involved in the proposal; that the trttital Study suhmitted by Lhe peLltIorter indFcaLes rto stgnificart FndFvtaual ar cumulative adverse environmental impacts; and that the Negative Declaration substanttating the foregoTng findings is on file in the City of Anaheim Pianning Department. NOW, THEREFORE, BE IT RESOLVEO that the Anaheim City Planning Commission does hereby grant subJect Petitton for CondTtional Use Permit, uoon the foilowing conditions which are hereby found to be a necessary prerequisite Co the proposed use of the subJect property in order to preserve the safety and general rielfare of the Citizens of the City of Anaheim: 1. That subject property shall be developed substantiaily in accordance wifh ptans and spectfications on file a~ith the City of Anaheim marked Exhlhtt No. 1 and 2. BE IT FURTNER RESOLVED that the Anaheim City Planning Commission does hereby find and determine that adoption of thts Resolution is expressly predicated upon applicant's compliance with each and all of the conditions hereinabove set fQrth.
