WFIEREAS, the City Planning Commission did hold a public hearina at the Civic
Center in the City of Anahetm on December 15. 198~. at 1:3~ p,m,~ notice of said
public hearing having been duly gtven as reouired by laa~ and in accordance with the
provisions of the Anaheim MunicTpal Code~ Chapter 18,03, to hear and consider
makeefindings and recommendations~insconnecttonctherewithera~~ and to invPStigate and
lJHEREAS, said Commissiun~ after due inspection, investigation and study made
offered,atasaidnhearinghadoesafindfand determtnedthetfollcwr~n~lfevidence and reports
4 acts:
1. That the proposed ~se is properly one for which a conditional use
permit (s authorized hy Anaheim Municipal Code Section 1A,4?,n5p,~15 to o-lit• to
permit a veterinary ciinic, ,

2. That the proposed use will not adversely affect the adjoining land uses
and the grovrth and development of the area in vrhich it is proposed to be located.
3. That the size and sha~~ of the site proposed for the use is adequate to
a11ow the full development Qf the proposed use in a manner not detrimenta) to the
particular area nor to the peace, health, safety, and general ~•~elfare of the Citizens
of the City of Anaheim.
4. That the granting of the Conditional Use Permit iander the condit(ons
imposed~ if any, will not be detrtmental to the neace, health, safety and general
welfare of the Cittzens of the City of Anaheim.
5. That the traffic generated by the proposed use o~ill not impose an undue
burden upon the streets and highways designed an~! imoroved to carry the traffic in
the area.
6, That no one indicated their presence at said publTc hearing in
opposition; and that no correspondence a~as received in opposition to the subject
petition.
ENVIRONMENTAL IMPACT FINDING: That the Anaheim City Planning Commission has
reviewed the proposal to perm t a veterinary clinic in the CL-HS(SC) (Commerciai,
Limited-Hillside - Scenic Corridcr Overlay) Zone on a rectangu]arly-shaped parcel of
land consisting of approximately 3.0 acres, located at the northeast corner of
Serrano Avenue and Nohl Ranch Road~ having approximate frontaaes of 485 feet on the
north side of Serrano Avenue and 250 feet on the east side of Nohl Ranch Road (65~9
East Serrano Avenue); and does hereby approve the Negattve Declaratlon from the
requirement to prepare an envi~onmental impact report on the basis that there would
be no significant individual or cumulative adverse environmental impact due to the
approval of this Negative Declaratian since the Anaheim General Plan des!ynates the
subject property for general commercial land uses commensurate wlth the proposal;
that no sensttive environmental impacts are involved in the proposal; that the
trttital Study suhmitted by Lhe peLltIorter indFcaLes rto stgnificart FndFvtaual ar
cumulative adverse environmental impacts; and that the Negative Declaration
substanttating the foregoTng findings is on file in the City of Anaheim Pianning
Department.
NOW, THEREFORE, BE IT RESOLVEO that the Anaheim City Planning Commission
does hereby grant subJect Petitton for CondTtional Use Permit, uoon the foilowing
conditions which are hereby found to be a necessary prerequisite Co the proposed use
of the subJect property in order to preserve the safety and general rielfare of the
Citizens of the City of Anaheim:
1. That subject property shall be developed substantiaily in accordance
wifh ptans and spectfications on file a~ith the City of Anaheim marked Exhlhtt No. 1
and 2.
BE IT FURTNER RESOLVED that the Anaheim City Planning Commission does hereby
find and determine that adoption of thts Resolution is expressly predicated upon
applicant's compliance with each and all of the conditions hereinabove set fQrth.
Should any such condttion. or any part thereof, be declared invalid or unenforceable
by the final judgment of any court of competent JurTsdiction, then thTs Resolution=
and any approvals herein contained, shall be deemed null and void.
