EPlVIROtlMENTAL IMPACT FINDING: Tha[ thc Anaheim City Pianning Commission has reviewed the proposal to permit an EIF;s Lodge in the ML (IncJustrial, Limited) Zone with waiver of minimum number of parking spaces on a rectanqularly-sF~ped parcel of land consisting of approximately 0.~!1 acre locatd at the southeast corner of q~ro blay and Clemen[ine Street, having a frontage of approxinately 17.5 feet on the south side of q~~o Way and a frontage of 113 feet on the east side of Clementine Street; and does hereby approve the Plegative Declaration from the requirement to prepare an environmental impact report on the 6asis that there would be no significant individual or cumulative adverse environmental impact due to the approval of this Negative Declaration since the Anahein General Plan designates the subject property for commerciat recreation land uses commensurate with the proposal; that no sensitive environmental impacts are involved i~ the proposal; that the Initial Study submTr.ted ~Y the petitioner indicates no sianificant individual or cumulative adverse environmental impacts; and that the Negative Declaration substantiating the foregoing findings is on file. tn the City of Anaheim Planning Department. PJ041, TFIFREFORE, BE IT RESOLVED that the Anaheim City Planning ~ommission does hereby grant subject Petition for Conditional Use Permit, uoon the foilowing conditions which are hereby found to be a necessary prerequisite to the proposed use of the subject property in order to preserve the safety and general a~elfare of the CitiZens of the City of Anaheim: 1. That trash storage areas shall ~e provided in accordance with approved plans on file a~ith the Office of the Executive Director of Public Works, 2. That the oo-mer(s) of subject property shall pay the traffic signal assessment fee (Ordinance No. 3896) in an amount as determined by the City Council, for commercial hulldinqs prior to the issuance of a building permit. 3. That a written parl;ing agreement a~ith the owner(s) of the property to the north and/or west shall. be submitted and keot on file with the Planning Department for the durat(on of thls use, satd agreement providing adequate off-site parking in conformance with Code (a minimum of 91, spaces). !+.
