That the proposed use is properly one for a~hich a conditional use permit is author(zed by Anaheim Municipal Code Section iR,F~,pS~,~nn,~p~ to wtt: To permit four automotive repair facilities in an ML (Industrtal, Limited) Zone. 2. That no one i~dicated their presence at said public hearing in opposition; and that na correspondence was received in onposition to the subject petition. ENVIRONttEtlTAL IMPACT FI~lDIMG: That the Anaheim City Planning Commission has reviewed the proposal to permit four automotive repair facilities in the ML (Industrial, Limited) Zone on a rectangularly-shaped parcel of land consisting of 1.5 acres, having a frontage of aooroxirnately 315 feet and being located approximately 714 feet west of the centerline of Van Buren Street, an~l does hereby approve the Negative Declaration from the requirement to prepare an environmental impact report on the basis that there would be no significant indtvidual or cumulative adverse environmental impact due to the approval of this Negative Declaration since the Anaheim General Plan designates the subject property for generai industriai lar.d uses commensurate with the proposal; that no sensitive environmental impacts are involved in the proposal; that the Initiai Study submitted by the petitioner indicates no signtficant i~dividual or cumulative adverse environmental impacts; and that the Negative Declaration substantiating the fnregoing findings is on file in the City of Anaheim Planning Departnent. NO'~J, TNEREFORE, EiE !T P,ESOLVED that the Anaheim City Planning Commission does hereby grant subject Petition for Conditional Use Permit, u~.on the following conditions which are hereby ~ound to be a necessary prerequtsite to the proposed use of the subject property in order to preserve the safety and general r;elfare of the Citizens of the City of Anaheim: 1. That all auto repair i•~ork and storage shall be conducted wholly inside the buildings, 2. That subject property shall be developed substantially in accordance with plans and specifications on file ~•rith the City of Anaheim marked Exhibit ~los. 1 through 5. 3. That Condition Plo, 2, ahove-menttoned, shall be complied wtth prior to final huilding and zoning inspections. 4. That the proposed use is granted for a period of three (3) years, subject to revie~ nd consideration for possible extens(ons o` time by the Planntng Commission upon written request of the petitioners. if it is determined that the uses have not had an adverse impact on surrounding land uses, BE IT FURTHER RESOLVED that the Anaheim City Plannin~ Commtssion does hereby find and detcrr~ine r.hat adoption of this Rasolution fs expressly predicated upon applicant's comp)iance aaith each and all of the conditions heretnabove set forth.
