EPIVIROH'1Ef;"fl1L IMPl1CT FI`1DiPl~: That tlie Anaheim City Planninq Commission has reviewed the proposal to permit a la~-rnmo~•~er repair and saw sharpening shop on a rectangularly-shaped parcel of land c~nsistinn of anproxinately ~,?3F square feet, havinc! a frontage of a~pror,imately 6G feet on the south side of f3a11 Road, approximately 3(70 fe~_t east of Claremont Street (7-00 East Dall P.o~~f); and does hereby approve th~ Negative Declaration from the rrquirement t~ pr~nare an environmental impact report on the hasis that there ~•~ould be no sinnificant individual or cumulative adverse ervironmental im~act ~1u~ to t~~e a~pr~val of t!~is Neqative Declaration since the Anaheim General Plan d~siqnates the subject property for commercial-professional land uses commensurate rrith tne ~roposal; rhat no sensitive environmental impacts are involved in the oronosal; that the initial Study submitted by the petitioner indicates no sianificant individual or cumulative adverse environmental impacts; and thaY. the Negative Declaration subsr~ntiatlna the foreqoing findings is on filA 1n the City of Flnaheim Pl~nning Deoartment. NOId, THEREf"ORE, BE IT RESOLVFD that the /lnaheim City Planning Commission does her~by grant suhject Petition for Conditionai Use Pcrmit, upon the following conditions ~~hich are herehy found to he a necessary prereouisite to ~he proposed use. o` the suhject property in ord~r to preserve the safaty and ~eneral welfare of the Citizens of the City of /lnaheim: 1. That the owner(s) of suhject property shall dend ±c, rhe r_ity of Anaheim a strip of land 53 feet in ~•~idth from the centerline of the strc~t along f3all Road for street widening nurposes. 2. That the ou!ner(s) of subject property shall pay to the City of Anaheim a fee, in an amount as determined hy the City Council, for street liclhting alona Ball Road. 3. That the oi-m er(s) of sunject prnperty shall nav to the City of Anaheim a fee, in an amount as determined by the City C~uncil, for tree plantinq purposes ~long Ball Road. It. That suhject property shall he developerl suhstantially in accordance with plans and specifi~ations on file a~ith the City of Anaheim marked Exhihit No, 1, S. That Condition ~dos, 1, 2 and 3, ahove-mentioned, shall be complied wlth prior to the commencement of the activity authorized under this resolution, or prior to the time that the building permit is issued, or within a period of one year from date hereoT, ~,rhichev~r occurs first, or such further time as the Planning Commission may ~rant. 6.
