That the proposed use is properly one for which a conditional use permit is authorized by Anaheim Municipal Code Section 18.61.050.040 to wit: to permit a veterinary hospital in the Na, (Industrial, Limited) Zone. 2- That the proposed use will not adversely affect the adjoining land uses and the growth an3 development of the area in which it is proposed to be located. #03632 PC82-216 ,~. ~~ 3. That the size and sh,lpe of the site proposed for the use is adequate to allow the full develor~ment of the proposed use in a manner not detrimental to the particular area nor to the peace, health, safety and qeneral welfare of the Citizens of the City of Anaheim. 4. That the granting of the Conditional Use Permit under the conditions imposed, if any, will not ka detrimental to the peace, health, safety and general welfare of the Citizens of the City of Anaheim. 5. That the traffic generated by the proposed use will not impose an undue burden upon the streets and highways desiqned and improved to carry the traffic in the area. 6. That no one indicated their presence at said public hearing in opposition; and that no correspondence was received in opposition to the subject petition. ENVIRONMENTAL IN~ACT FINDING: That the Anaheim City Planning Comm3ssion has reviewed the proposal to permit a veterinary hospital in the i~II, (Industrial, Limited) Zone on a rectangularly-shaped parcel of land consisting of approximately 1.4 acres, having a frontage of approximately 300 feet on the east side of State College Boulevard, and further described as 1540 North State College Houlevard; and does hereby approve the Negative Declaration from the requirement to prepare an environmental impact report on the basis that ther.e would be no significant individual or cumulative adverse environmental impact due to the approval of this Negative Declaration since the Anaheim General Plan designates the subject property for general industrial land uses commensurates with the proposal; that no sensitive environmental impacts are involved in the proposal; that the Initial Study submitted by the petitioner indicates no siqnificant individual cr cumulative adverse environmental impacts; and that the Negative Declaration substantiating the foregoing findings is on file in the City of Anaheim Planning Departatent. NOW, THEREFORE, BE IT RESOLVED that the Anaheim City Planning Comnission does hereby grant subject Petitior, for ConditianaZ Use Permit, upon the following conditions which are hereby found to be a necessary prerequisite to the proposed uae of the subject property in order to preserve thP safety and general welfare of the Citizens of the City of Anaheim: 1. That trash storage areas shall be provided in accordance with approved plans on file with the Office of the Executive Director of Public Works. 2. That the os~mer(s) of subject property shall pay the difference between the industrial and commercial traffic signal assessment fees (Ordinance No. 3896), in an amount as determined by the City Council, prior to the issuance of a building permit or prior to commencement of the activity herein approved, whichever occurs first. 3. That aubject property shall be developed substantially in accordance with plans and specifications on file with the City of Anaheim marked Exhibit No. 1, and that the busine3s premises shall be adequately soundproofed so as to prevent noise disturbances to adjacent cammercial premises. -2- PC82-216 r~...
