That the proposed use is properly one for r~hich a conditionai use permit is authorized by Anaheim Municipal Code Section 18.1E4,050.340 to wit: To permit a bus station in the CL (Commercial, Limited) Zone. 2. Tiat the proposed use is hereby granted subjr_ct to the condition that there siiall typtcally be a maximum of 4 employees per worl< shift ~aith the regular business hours being as follows: ~londay through Thursday G:30 a.m, to 7:00 p,m. Friday G:30 a.m. to 9:00 p.m. Saturday 6:3Q a.m, to 7:00 p.m. Sunday 6:30 a.m, to 9:0~ p.m. 3. That the proposed use will not adversely affect the adJoining land uses and the c~rowth and development of the area in whiclti it is proposed to be located. 4. That tlie size and shape of the site proposed for the use is adequate to a11ow the full development of the proposec: use in a manner not detrimental to the particular area nor to the peace, health, safety~ and general weifare of the Citizens of the City of Anaheim. 5. That the granting of the Conditional Use Permit under the condttions imposed, if any, wi11 not be detrimental to the peace, health, safety and general welfare of tlie Citizens of the City of Anaheim. That two persons iridicated their ~:resence at said public hearing in opposition; and that no correspondence e•ras received in opposition to the subject petition. EtJVIRONFIENTAL IPIPACT FItJQI;JG: That the Anaheim City Plannin9 Commission has reviewed the proposal to permit a bus station in the CL (Commcrcial, Limited) Zone on a rectangularly-sliaped parcel of land consisting of approximately .6S acre located at the northeast corner of Orange~vood Avenue and liarbor Boulevard (2080 South N~rbor Boulevard); and does hereby approve the Negative Deciaration from the requirement to prepare an environmental impact report on the basis tliat there would be no si3nificant individual or cumulative adverse environmental impact due to the approval of this idegative Declaration since the Anaheim General Plan designates tt~e subject property for general commercial land uses commensurate ~~rith the proposal; that no sensitive environmental impacts are involved in the proposal; that the Initial Study submitted by the pe:itioner indic~tes no significant individual or cumulattve adverse enviror.mental impacts; and that the Negative Declaration substantiating the foregoing findings is on file in the City of Anaheim Planning Department. PlOIJ, TI~EREFORE, DE I'f RESOLVED that the Anaheim City Plannin9 Commission does hereby grant subject Petition for Conditional Use Permit, upon the following conditions which are hereby found to be a necessary prerequisite to the proposed use of the subject property in order to preserve the safety and general welfare of the Citizens of the City of Anaheim: 1. That the o~•~r.er(s) of subject property shall p~y to the City of Anaheim a fee, in an anount as determined by the City Council, for tree planting purposes along Orangewood Avenue and fiarbor E3oulevard. 2, Tliat the location of the proposed trash enclosure is sub_ject to the approval of the Office Executive Director of Public Wor{:s, Said enclosure shall be relocated (at o~•m er's expense) to a more accessible location on the site if determined necessary by the Streets and Sanitation Department. 3. Tliat appropriate on-site directional signs shall be provided, of a size and type to be approved by tlie City Traffic Engineer, to control bus and passenger vehicle access to and from subject property. • That subject property shall be develop~d substantially in accordance with plans and specifications on file with the City of Anaheim marked Exhibtt No. 1. 5. That Condition Ilo. 1, above-mentioned, shall be cc~r~plied with prior to the commencement of the activity authorized uncler tliis resolu:ion, or prior to tfie time that tl~e building permit is issued, or witliin a period of one year from date hereof, whichever occurs first, or such further time as the Planning Commission may grant. 6.
