That the proposed use is properly one for which a conditional use permit is authorized by Anaheim Municipal Code Section 18.03.030.010 to wit: to retain a travel and ticket sales agency in the ML (Industrial, Limited) zone. z• That the proposed use is hereby denied on the basis that the original conditional use permit to permit the travel ticket agencp was granted subject to conditions requiring the removal of a temporary trailer, removal of underground gasoline tanks, closure of existing driveways near the intersection of Orangewood Avenue and State College Boulevard, and full demolition or complete remodeling of the existing service station building and to date, sever.al of these conditions have not been satisfied; and also on the basis that the use is not proper for this industrial area. 3. That the proposed use will adversely affect the adjoining land uses and the growth and development of the area in which it is proposed to be located. 4. That the size and shape of the sire proposed for the use is not adequate to allow the full development oE the p.roposed use in a manner not detrimental to the particular area nor to the peace, health, safety and general welfare of the Citizens of the City of Anaheim. 5. That the granting of the Conditional Use Permit under the conditions imposed, if any, will be detrimental to the peace, health, safety and general welfare of the Citizens of the City of Anaheim. 6. That the traffic generated by the proposed use will impose an undue burden upon the street^ and highways designed and improved to carry the traffic in the area. 7• That no one indicated their oresence at said public hearing in opposition; and that no correspondence was received in op~osition to the subject petitlon. ENVIRON:tc;NTAL IMPACT FINDING: That the Anaheim City Planning Commission ha5 reviewed the proposal to retain a travel and ticket sales agency in the NII, (Industrial, Limited) Zone on an irregularly-shaped parcel o.f land consistiny of approximately 0.43 acre located at the southeast corner of Orangewood Avenue and State College Boulevard, and further described as 2100 South SLate College Boulevard (MUrray's); and does hereby approve tlie Negative '2' PC83-15 .~ ,.~, Declaration from the requirenent to prepare an environmental impact report on the basis that there would be no significant individual or ctiunulative adverse environmental impact due to the approval of this Negative Oeclaration sin~:e the Anaheim General Plan designates the subject property for general industrial land uses commensurates with the proposal; that no sensitive environmental impacts are involved in the proposal; that the Initial Study submitted by the petitioner indicates no significant individual or cumulative a3verse environmental impacts; and that the Negative Declaration substantiating ktie foreyoing findings is on file in the City of Anaheim Planning Departnent. NOW, THEREFORE, gE IT RESOLVED that the Anaheim City Planning Commission does hereby deny subject Petition for Conditional Use Permit, on the basis of the aforementiuned findings.
