WHEREAS, the City Planning Commission did hold a public hearing at the Civic Center i~ the City of Anaheim on October 17, 1983 at 1:30 p.m., notice of said public hearin9 having been duly given as required by law and in accordance with the provisions of the Anaheim ~unicipal Code, Chapter 18.03, to heac and consider evidence for and against said proposed conditional use pecmit and to investigate and make findings and recommendations in connect.ton therewith; and iJHEREAS, said Commission, after due inspection, investigation and study made by itself and in its behalf, and after due consideration of all evidence and reports offered at said hearing, does find and determine the following facts: 1. That the proposed use is properly one for which a conditional use permit is authorized by Anaheim Municipal Code Sections 18.06.080 & 18.44.050.200 to wit: to permit a 116-space temporary mobilehome relocation park with waivers of the following: (a) SECTIONS 18.84.062.011 &.012 - Minimum landscaped setback (100 required adjacent to express- :aays and 50 feet required adjacent to arterial highways; 5 and 6 feet proposed) (b) SECTIONS 18.06.050.014 - Minimum number and tvoe AND 18.44.066.050 of parkina s~aces 2. That the proposed use and waivers are hereby denied on the basis that the subject property is located adjacent to a railroad track and in an area where the traffic is expected to significantly increase in the near future and, therefore, the property would be unsuitable for any residential purposes. 3. That the proposed use will adversely affect the adjoining land uses and the growth and deve~opment of the area in which it is proposed to bp located. 4. That the size and shape of the site proposed for the use is not adequate to allow the full development of the proposed use in a manner not detrimental to the particular area nor to the peace, health, safety and general welfate of the Citizens of the City of Anaheim. 5. That the granting of the Conditional Use Permit under the conditions imposed, if any, will be detrimental to the peace, health, safety and general welfare of the Citizens of the City of Anaheim. 6. That the traffic generated by the proposed use will impose an undue burden upon the st•reets and highways designed and improved to ~arry the traEfic in the area.
