DZCK, 949 North Citron Stceet, Anaheim, California 92005, ownecs and F. M. Property is not proper development of the pro erl,~ 5~ That the proposed reclassification of subject P re~ate to the zones and their permitted uses locally~establi~hed nin close proximity to subject property and to the zones and their permitted uses generally established throughout the commur,ity. 6• That 13 persons indicated their presence at said public hearing subjecP~petition and that no correspondence was received in opposition to ENVIRONMENTAL IMPACT FINDING: That the Anaheim C:it Commission has reviewed the proposal to reclassify sub'ect RS-10,000 (Residential y Planning , Single-Family) Zone to ~ Property from the Multiple-Family) Zone to construct a 10-unit condominiumR c mplex with awaivers of minimum l~t area per dwelling unit, maximum structural height and minimum landscaped setback on an irregularly-shaped parcel of land cor.sisting of approximately 0.68 acre, having a frontage of apprcximately 134 feet on the west side of Citron Street, and further described as 949 North Citron Street; and does hereby approve the Negative Declaration from the requirement to prepare an environmental imF•act report on the basis that there would be significant individual or cUmulative adverse environmental approval of no Ehis Negative Declaration since the impact due to the designates the subject property for low-medium density Ares~.d ntxal eland uses commensurates with the proposal; that no sensitive environmental impacts are involved in the proposal; that the Initial Study submitted by the impacts; and petitioner indicates no siyni£icant individual or cumulative adverse environmental that the Negative Declaration substantiating the foregoing findings is on file in the City of Anaheim Planning Department. -2- PC83-76 ~ , _~.
