ENVIRONMEDlTAL I6IPACT FINDINC: Th+at the Anaheim City Planning Comrr.ission hzis reviewed the proposal to reclassify subject property from the CH (Commercial, Heavy) 2one to the ML (Indust.rial, Limited) Zone to construct a self-storage facility with waiver of minimut~ number of parking spaces on an irregular.ly-shaped parcel of land consistin~a of approximately 3.7 acres, loca:ed on the east side oE Anaheim Fioulevard, approximately 1,320 feet south of the centerline oC Cerritos Avenue, and further described as 1628 South Anahcim Boulevard; ~~nd does hereby approve the Negative Declaration upon findi.ng Ghat it has considered the Negative Decleration together with any comments received during the pubiic review pror.ess and further Einding on the basis of the initial sr.udy and any comment:a received that there is no substantial evidence r_hat th~ ptoject will have a significant effect on the environment:. -Z PC85-32 NOW, THERFFORE, BE IT RESOLVED that the Anaheim City Planning Commission does hereby grant subject Petition for Variance, upon the following conditions which are hereby found to be a necessary prerequisite to the proFosed use of the subject property in order to preserve the safety and yeneral welface of the Citizens of the City of Anaheim: 1. That prior to issuance of a building permit, the appropriate traffic signal assessment fee shall be paid to the City of Anaheim in an amount as determined by the City Council for new industrial buildings, 2. That sidew~alks shall be installed along Anaheim Boulevard as required 5y the City Engineer and in accordance with standard plans and sr?cifications on file in the Office of the City Enyineec. 3. That gates shall not be install~d across any driveway in a manner wNich ma}• adve!sely affect vehicular traffic in the adjacent public streets. Installation oi any gates within a distance of forYy (40) feet from said public street riahts-of-way shall be subject to the review and appcuval of the City Traffic Engineer. 4. That all driveways sha:l be designed to acc~:~unodate ten (10) foot radius curb returns as requiced by the City Traffic Engineer. 5. That drainage of subject property ~ha21 be disposed oL in a marmer satisfactory to the City Engineer. 6. That in the event subject property is to be divided for the purpose of sale, lease, or. £inancing, a parcel map to record the approved division of suhiect property shall be submitted to and approved by the City of Anaheim and then be recorded in the Office of the Orange County Recorder. 7. That prior to commencement of structural framing, fire hydrants shall be installed and charged as required and determined to be necessary by the Chief of the Fire Depactment. 9. That trash storage areas shall be provided and maintained in accordance with approved plans on file with the Street Maintenance and Sanitation Division. 10.
