WHF.'REAS, the City Planniny Commission did hold a public hearing at the Civic Centec in the City oE Anaheim on March 18, 1985, at 1:30 p.m., nc,tice of said aublic heaciny having been duly given as required by law and ia accocdance with the provisions oE the Anaheim Ftunicipal Code, Chaptet 18.U3, to hear and corisider evidence for and against said proposed conditional use ~,ermit and to investigate and make findings and recon,'nendations in connection therewith; and WHEREAS, said Commission, after due inspection, investigation and study made by itself and in its hehalf, and afte[ due consideration of all evidence and repotts offered at said hearing, does find and determine the followin9 facts: 1. That tt,e proposed use is properly one for which a conditionul use permit is authorized by Anaheim Manicipal Code Section 18.81.050.060 to wit: to expand an existing privatc school to a maximum of 225 students. 2. That the pcoposed use will not adversely affect the adjoining land uses and the growth and development of the area in which it is proposed to be located. 4. That the size and shape of the site proposed for the use is adr3uate to allow the full development cf che proposed use in a manner not detrimental to the particular area nor to the peace, health, safety and general w?lfare of the Citizens of the c.ity of. P.naheim. 5. That the granting of the Conditional Use Permit under the con~itions imposed, if any, will not be detrimental to the peace, health, safety and general welfare of the Citizens of the City of Anahaim. 6. Thar_ the traffic generated by the proposed use will not impose an undue burden upon the streets and highways designed and improved to cacry the tcaffic in the aree. 7. That no one indicated their presence at said public hearing in opposition; and that no corres~ondence was received in opposition tn khe subject petition. ENVIROtdMENTAL IMPACT FINDING: That the AnahEim City Planning Commission has reviewed the Pr~posal to expand an existing private school to a maximum of 225 stuoents un a rectangularly-shaped parcel of land consisting of approximately 0.66 acce located at the nocthwest corner of Chestnut Street and Citron Street, and further described as 121 South Citron Street (Fai.rmont School); and does hereby approve the tiegative Declaration upon finding that it has consideced the Negative beclaration together with ar.y commeats received durina the punlic review process and further finding on the .basis of the i:~iti.al sL•udy and any comments received that there is ne~ substantial evidence that the project will have a signif.icant effect on the environment. NOW, TEIERSFUHE, BE IT RES~LVED that the Anaheim City Planning Commission does hereby grant subject Petition for Conditional Use Permit, upon the following conditions which are hereby found to be a necessary prerequisite to the proposed use of the subject uroperty in ordEC to preserve the safety and general welfare of t~,e Citizens of the City of Anaheim: i.
