upon the following conditions which are herPby Eound to be a necessasy
prerequisite to the prop~sed use of t4~e subjeck prop~rty in order ~o preserve
th~ safet~ and goneral welfare eE the Citizens of the Cif.p nf Anah~eim:
L. That priux to issuance aL• a building permir, the apprnr~riate traffic
signal assessment ~ee skiall be paid L•o the City o~ Anaheim in an amount
as de'cermined by Cizy Cauncil resolution.
2, That driveways shall ba removed and/or reco~astructed along Howe1J. Avenue
as required by the C.:y Engineer and in accordanae ~+ith standard plans
and spscificat?ons on file in the 0,[fice ef t,hQ City Engineer.
3. That a fee shall be paid ~o the City of Anaheim for street ]igh~ing along
Howc~ll Avenue in an ameuri!: ati determined by Cxty Council rQSOlution.
4. That the new construction auLh~rized by this resolukion sha11 be served
by unde.rground utilities.
g, That prior to commencemc~nt ot stractural fracning, on•-site fire hydrants
snall be i.nstallsd ancl charged as ~equzred and ap~r~ved by the City F'ire
Depa~-tment.

That unless an alternative fundinq mechanism is implement priar to
issuance ~f ~ building permit, the owner shall pay to the City of Anahexm
a fee ir Cha amount ~f $s.65 per qross square foot of. buil8i:.g area as a
fair share contribution to t~ie Anakieim Stadium Business Conter
infrastructure funding shortfall. Said fee Sha11 be co].lected and
