4744ORDINANCE NO. 4744 AN ORDINANCE OF THE CITY OF ANAHEIM AMENDING THE ZONING MAP REFERRED TO IN TITLE 18 OF THE ANAHEIM MUNICIPAL CODE RELATING TO ZONING. THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND THAT: WHEREAS, the Planning Commission did adopt its Resolution No. PC79-154 determining that a change or changes in the zone or zones hereinafter mentioned and described should be made as hereinafter set forth after a duly noticed hearing; and WHEREAS, certain conditions conditions precedent to the making of zone or zones, which conditions have and requirements were made as a change or changes of said been complied with. NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES ORDAIN AS FOLLOWS: SECTION 1. That the Zoning Map referred to in Title 18 of the Anaheim Municipal Code be, and the same is hereby, amended by rezoning and reclassifying that certain property situated in the City of Anaheim, County of Orange, State of California, described as follows, to wit: Beginning at the Northwest corner of Vineyard Lot G-5, as per map recorded in book 4, pages 629 and 630 of Deeds, records of Los Angeles County, California; thence Northeasterly along the Northwesterly line of said Lot G-5, 205.5 feet; thence Southerly parallel with the Westerly line of said Lot G-5, 212 feet to a point in the Northwesterly line of Tract No. 365, as per map recorded in book 15, page 14, Miscellaneous Maps, in the office of the county recorder of said county; thence Southwesterly along said Northwesterly line 205.5 feet, to a point in the Westerly boundary line of said Lot; thence Northwesterly along the Westerly line of said Lot G-5 to the point of beginning. EXCEPTING THEREFROM the Southwesterly 12.5 feet as conveyed to the City of Anaheim by deeds recorded January 23, 1911 in book 183, page 286, Deeds, and March 1, 1924 in book 512, page 254, Deeds, in the office of the county recorder of said county. ALSO EXCEPTING THEREFROM that portion included within Santa Ana Street as conveyed to the City of Anaheim, by deed recorded November 9, 1937 in book 915, page 148, Official Records, into the "CO" COMMERCIAL, OFFICE AND PROFESSIONAL ZONE, subject to the following conditions: -1- 79-80-9 1. That sidewalks shall be installed along Santa Ana Street and Harbor Boulevard in accordance with standards plans and specifications on file in the Office of the City Engineer. 2. That trash storage areas shall be provided in accordance ._.. with approved plans on file with the Office of the Director of Public Works. 3. That fire hydrants shall be installed and charged as required and determined to be necessary by the Chief of the Fire Department prior to commencement of structural framing. 4. That the proposed building shall have automatic fire sprinkler protection throughout as required by the City of Anaheim Fire Department. 5. That drainage of subject property shall be disposed of in a manner satisfactory to the City Engineer. 6. That a six-foot (61) high masonry block wall shall be constructed along the south property line from Harbor Boulevard easterly to the public alley; provided, however, that the wall shall be 42 inches in height within the ten -foot (101) wide setback adjacent to Harbor Boulevard. 7. That Condition Nos. 1, 2, 4, 5 and 6, above-mentioned, shall be complied with prior to final building and zoning inspections. SECTION 2. The City Zoning Map shall be, and the same is hereby, amended and the property above-described shall be excluded from the zone in which it is now situated and incorporated in and made a part of the zone or zones as above set forth, and said City Zoning Map, as amended, is hereby adopted and the Planning Department is hereby directed to prepare a sectional zoning map to be added to the City Zoning Map showing the changes hereby approved and adopted.
