A RESOLUT.ION OF Ij,'HE CITY COUNCIL OF THE CITY
OF ANAHEIM GRANTING, IN PART, VARIANCE NO.
27.18.
WHEREAS, after a request for variance by Arden D. Strand,
owner, was received, a public hearing before the Planning Commis-
sion of the City. of Anaheim was held upon due and proper notice as
a result of which Variance li'o. 2718 was granted, in part,. ,covering
the followi~g described property:
Beginning at the most easterly corner of the land
described in the deed to Ho.lly Wade Davidson,
recorded April 4, 1968, in Book 8563, page 67,
Official Records of said Orange County, said point
being the intersection of the westerly right-of-way
line of Glassell Street and the northerly right-of-
way of the Santa Ana River; th.ence l~orth 300 13'
21" West, along the boundary line of deed to Holly
Wade Davidson 177.30 feet; thence South 740 32'
28' West along the northerly line of aforesaid deed
45.75 feet to a point in the southerly line of the
land described in the deed to the State of
California, recorded June 4, 1963, in Book 6573, .
page 167, Official Records; thence South 740 3210
28- West along said southerly line 46.49 feet to.
the beginning of a tangent curve, concave northerly
and having a radius of 471..99 feet; thence westerly
along said curve, identical with the souther1y line
of said deed to the State of California, through a
central angle of 270 481 39" an arc length of
229.10 feet, thence South 28 43' 38R East .298.45
feet to a point on the southeasterly line of the
land described in Parcel 1 in the deed to Holly
Wade Davidson, recorded March 18, .1955, in Book
3000, page 254, Official Records, said line being
the northerly right-of-way line of the Santa. Ana
River and said line being a curve, the center of
which bears from last-menti.oned point South 280 43'
38" East 123.25.70 feet; thence northeasterly along
said curve, through a central angle of 10 22' 38-
an arc length of 296.25 feet to the point of
beginning.
WHEREAS, .thereafter, wi thin the time prescribed by law
an interested party or the City Council on its own motion caused
the review of said P1anning Commission action at a pub1ic hearing
noticed and held as prescribed by law and, as a result thereof,
the City Council does hereby make the fallowing findings:.
1. That there are special circumstances 'applicable to
the property including size, shape, .topography,
location or surroundings, which do not apply to
other property under identical zoning
classification in the vicinity.

NOW, THEREFORE, BE IT RESOLVED by the City, Council of
the City of Anaheim that a conditional zoning variance be
granted, .in part, permitting a commercial shopping center on the
aforedescribed property with a waiver of the. followinq section of
the Anaheim Municipal Code:
SECTION 18.44.062.011
Maximum building height.. (5 feet
permitted, 15 feet proposed)
That ,said variance be granted, in part, ,subject to. the following
conditions:
1. That this variance is granted, in part, .subj.ect to the
completion of Reclassification No. 75-76-1, now pendi~g.
2. That subject property shall be developed precisely in
accordance with plans and specificati.ons on file with the City of
Anaheim marked Exhibit i~os. 1 through 5; provided, however, .that
the signs shall be in accordance with Code .requirements .for the CL
Zone, as stipulated to by the petitioner, ,and a six (6) foot high
masonry wall shall be constructed along the westerly property lines,
in addition to constructing a six (6) foot high earth-toned masonry
wall along the south property line. .
BE IT FURTHER RESOLVED that the City- Council hereby re-
serves the right to revoke such variance permit for good cause or
failure of said owner, .his heirs, successors or assigns to comply
with the Anaheim Municipal Code and regulations and' the conditions
herein. Said variance is granted for the term prescribed by the
Anaheim Municipal Code unless otherwise specified herein.
THE FOREGOING RES.OLUTION is approved. and signed by me
