RESOLUTION NO. 71R-352
A RESOLUTIOI~ OF THE CITY COUNCIL OF THE CITY
OF ANAHEIM GRANTING VARIANCE NO. 2273.
WHEREAS, after a request for variance. by Ernest A.
Collins, owner: Lee Bruce, agent, was received, a public hearing
before the Planning Commission of the City of Anaheim was held
upon due and proper notice as a result of which Variance No. 2273
was granted in whole covering the following described property:
All that certain land situated in the State of
California, County of Orange, City of Anaheim,
described as follows:
The Southerly 165.0 feet of the Westerly one-half
of Lot 6, as shown on a Map of a Subdivision of
the West half of Lot 9 of Anaheim Extension, filed
in Book 1, page 53 of Record of Surveys, of said
Orange County. (Said 165.0 feet being measured
from the centerline of Santa Ana Street, as shown
on said Record of Survey.)
Excepting therefrom the Westerly 140.0 feet of said
Westerly one-half of Lot 6.
WHEREAS, thereafter, within the time prescribed by
law an interested party or the City Council- on its own motion
caused the review of said Planning Commission action at a public
hearing noticed and held as prescribed by law and as a result
thereof the City Council does hereby make the following findings:
1. That there are special circumstances applicable to
the property, including size, shape, topography,
location or surroundings, which do not apply to
other property under identical zoning classifica-
tion in the vicinity.
2. That, because of special circumstances shown in
(1) above, strict application of the zoning code
deprives the property of privileges enjoyed by
other property under identical zoning classifica-
tion in the vicinity.
NOW, THEREFORE, BE IT RESOLVED by the City Council of
the City of Anaheim that a conditional zoning variancehbe, and
the same is hereby granted, permitting the subdivision of the
property hereinbefore described into two parcels with waiver
of the following section of the Anaheim Municipal Code:

Minimum required lot width (70
feet required; 62 and 63 feet
proposed).
That said variance be granted subject to the following conditions:
SECTION l8.24.030(4-a)
1. That this variance is granted subject to the comple-
tion of Reclassification No. 70-71-60.
2. That subject property shall be developed substantially
in accordance with plans and specifications on file
with the City of Anaheim, marked Exhibit No.1.

3.
That a parcel map to record the approved division
of subject property shall be submitted to and approved
by the City of Anaheim and then be recorded in the
Office of the Orange County Recorder.

4. That Conditions Nos. 1, 2 and 3, above mentioned,
shall be complied with prior to final building and
zoning inspections.
BE IT FURTHER RESOLVED that the City Council hereby
reserves the right to revoke such variance permit for good cause
or failure of said owner, his heirs,. successors .or assigns to
comply with the Anaheim Municipal Code and regulations and the
conditions herein. Said variance is granted for the term pre-
scribed by the Anaheim Municipal Code unless otherwise specified
herein.
THE FOREGOING RESOLUTION is approved and signed by me
this 3rd day of August, 1971.
