AN ORDINANCE OF THE CITY OF ANAHEIM AMENDING
THE CONDITIONS OF APPROVAL CONTAINED IN
ORDINANCE NO. 1619 RELATING TO RECLASSIFICATION
NO. 60-61-98.
WHEREAS, the City Council of the City of Anaheim has
heretofore adopted Ordinance No. 1619 approving Reclassification
No. 60-61-98, subject to certain conditions set forth therein; and
WHEREAS, the applicant has requested an amendment of
said conditions of approval, and a duly noticed public hearing
has been held pursuant to the provisions of Section 18.03.060
of the Anaheim Municipal Code; and
WHEREAS, the City Council has adopted Resolution
No. 78R-834 approving said amendment of conditions.
NOW, THEREFORE, THE CITY -COUNCIL OF THE CITY OF
ANAHEIM DOES ORDAIN AS FOLLOWS:
SECTION 1.
That the following condition of approval is hereby
deleted from Ordinance No. 1619:
That the existing P -L. (Parking -Landscaping) Zone,
along Los Angeles Street between Vermont Avenue
and Ball Road shall be maintained with the
exception that the required landscapin,- from the
southerly boundary of Tamasha Club parking lot,
including the Tamasha Club, extending northerly
to Vermont Avenue, shall be reduced to a 6 -foot
wide strip abutting the planned highway right-
of-way line of subject properties; that the
60 -foot building setback line shall be maintained,
and that street trees shall be provided
approximately every 40 feet adjacent to the
planned highway right-of-way line.
SECTION 2.
That Ordinance No. 1619 is further amended by the
addition of the following conditions of approval thereto:
1. That all engineering requirements of the City of Anaheim
along Vermont Street including preparation of improvement plans
and installation of all improvements such as curbs and gutters,
sidewalks, street grading and paving, drainage facilities or
other appurtenant work, shall be complied with as required by
the City Engineer and in accordance with standard plans and

specifications on file in the Office of the City Engineer; that
street lighting facilities along Anaheim Boulevard and Vermont
Street shall be installed prior to final building and zoning
inspections unless otherwise approved by the Director of Public
Utilities, and in accordance with standard specifications on file
in the Office of the Director of Public Utilities; or that a bond,
certificate of deposit, letter of credit, or cash, in an amount
and form satisfactory to the City of Anaheim shall be posted with
the City to guarantee that the above Improvements are installed
prior to occupancy.
2. That the owner(s) of subject property shall pay to the
City of Anaheim the sum of three and one-half dollars ($3.50)
per front foot along Vermont Street for street lighting purposes.
3. That the owner(s) of subject property shall pay to the
City of Anaheim the sum of ninety-five cents (95,x) per front
foot along Anaheim Boulevard and Vermont Street for tree planting
purposes.
4. That sidewalks shall be installed along Anaheim Boulevard
as required by the City Engineer and in accordance with standard
plans and specifications on file in the Office of the City Engineer.
5. That trash storagre areas shall be provided in accordance
with approved plans on file with the Office of the Director of
Public Works.
5. That fire hydrants shall be installed and charged as
required and determined to be necessary by the Chief of the Fire
Department prior to commencement of structural framing.
7. That drainage of subject property shall be -disposed of
in a manner satisfactory to the City Engineer.
o". That Condition Nos. 1, 2 and 3, above-mentioned, shall
be complied with prior to the time that a building permit is issued,
or within a period of one year from the date hereof, or such
further time as the City Council may grant.
9. That Condition Nos. 4, 5 and 7, above-mentioned, shall
be complied with prior to final building and zoning; inspections.
SECTION 3.
That the City Clerk shall certify to the passage of
this Ordinance and shall cause the same to be printed once within
fifteen (15) days after its adoption in the Anaheim Bulletin, a
newspaper of general circulation, printed, published and circulated
in said City, and thirty (30) days from and after its final passage,
it shall take effect and be in full force.
