AN ORDINANCE OF THE CITY OF ANAHEIM AMEND-
ING TITLE 18 OF THE ANAHEIM MUNICIPAL CODE
RELATING TO ZONING.
THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND THAT:
WHEREAS, the City Council

WHEREAS, said Resolution did impose certain conditions
and requirements precedent to the adoption of an ordinance chang-
ing said zone or zones, which conditions and requirements have
been satisfied.
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ANAHEIM
DOES ORDAIN AS FOLLOWS:
SECTION 1.
That Title 18 of the Anaheim Municipal Code relating
to Zoning be, and the same is hereby, amended by changing the
boundaries of the zones set forth in said Title 18 by adopting
a sectional zoning map or maps showing such change or changes as
follows:
That all of the area situated in the City of Anahein,
County of Orange, State of California, described as follows, to
wit:
The North 160 feet of the.West 75 feet of the
East 260 feet of the North half of the North-
east quarter of the Southeast quarter of the
Southeast quarter of Section 22 in Township 4
South, Range 10 West, City of Anaheim, in the
Rancho San Juan Cajon de Santa Ana, as per map
recorded in book 51, page 7, et seq., Miscel-
laneous Maps, in the Office of the County
Recorder of said County.
The West -66.5 feet of the East 326.5 feet of the
North half of the Northeast quarter of the
southeast quarter of the Southeast quarter of
Section 22 in Township 4 South, Range 10 West, as
shown on a Map thereof recorded in book 512 page
10 of Miscellaneous Maps, in the office of the
County Recorder of said County,

now is "RS -A-43,000" RESIDENTIAL/AGRICULTURAL ZONE, and that it
be changed to and incorporated in "CL" COMMERCIAL, LIMITED ZONE,
subject to the following conditions:
1. That trash storage areas shall be provided in accordance
with approved plans on file with the Office of the Director of Pub-
lic Works.
2. That fire hydrants shall, be installed and charged as re-
quired and determined to be necessary by the Chief of the Fire
Department prior to commencement of structural framing.
3. That subject property shall be served by underground
utilities.
4. That a six (6) foot masonry wall shall be constructed
along the west property line.
5. That drainage of subject property. shall be disposed of
in a manner satisfactory to the City Engineer.
6. That appropriate water assessment fees as determined by
the Director of Public Utilities shall be paid to the City of
Anaheim prior to the issuance of a building permit.
7. That any parking area lighting shall be downlighting
and directed away from the property lines to protect nearby resi-
dential uses.
8. That subject property shall be 'developed substantially
in accordance with -plans and specifications on file with the City
of Anaheim marked Exhibit No. 1.
9. That Condition Nos. 1, 2,. 3, 49 59 6, 7 and 8, above
mentioned, shall be complied with prior to final building and
zoning inspections.
SECTION 2.
The City Zoning Map shall be, and the same is hereby,
amended and the property above-described shall be excluded from
the zone in which it is now situated and incorporated in and made
a part -of the zone or zones as above set forth, and said City
Zoning Map, as amended, is hereby adopted and the City Engineer
is hereby directed to prepare a sectional zoning map to be added
to the City Zoning Map showing the changes hereby approved and
adopted.
SECTION 3.
The City Clerk shall -certify to the passage of this
Ordinance and shall cause the same to'be printed once within
fifteen (15) days after its adoption in the Anaheim Bulletin,
a newspaper of general circulation, printed, published and cir-
culated in said City, and thirty, (30) days from and after its
final passage, it shall take effect -and be in full force.

THE FOREGOING ORDINANCE is approved and adopted by the
City Council of the City of Anaheim this 14th day of November ,
1978.
