AN ORDINANCE OF'THE CITY OF ANAHEIM AMEND-
ING TITLE 18 OF THE ANAHEIM MUNICIPAL CODE
RELATING TO ZONING.
THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND THAT:

WHEREAS, said Resolution did impose certain conditions
and requirements precedent to the adoption of an ordinance chang-
ing said zone or zones, which conditions and requirements have
been satisfied.
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ANAHEIM
DOES ORDAIN AS FOLLOWS:
SECTION 1.
That Title 18 of the Anaheim Municipal Code relating
to Zoning be, and the same is hereby, amended by changing the
boundaries of the zones set forth in said Title 18 by adopting
a sectional zoning map or maps showing such change or changes as
follows:
That all of the area situated in the City of Anaheim,
County of Orange, State of California, described as follows, to
wit:
That portion of the Northeast quarter of the South-
east quarter of the Southeast quarter of Section
Two, Township Four South, Range Ten West, in the
City of Anaheim, in the Rancho San Juan Cajon de
Santa Ana, as shown on a map recorded in book 51,
page l0.of Miscellaneous Maps,. Records of said
Orange County, described as follows:
• Beginning at a point on the East line of said Sec-
tion Two, 986 feet North of the Southeast corner
of said Section Two, running thence West 110 feet;
thence North 45 feet; thence East 110.feett;thence
South 45 feet to the point of beginning;
and
The East 260 feet of the North half of the Northeast
quarter of the Southeast quarter of the Southeast
quarter of Section 23 in Township 4 South, Range
10 West,.in the City of Anaheim, in the Rancho San
Juan Cajon de Santa Ana, as shown on a map recorded
in book 51, page 109 Miscellaneous Maps, records of
Orange County: -

EXCEPTING THEREFROM the North 235 feet thereof;
ALSO EXCEPTING THEREFROM that portion described as
follows:
Beginning at a point on the East line of said Sec-
tion 2, 1031 feet North of the Southeast corner of
said Section 2; thence West 110 feet; thence South
to the South line of the North half of the Northeast
quarter of the Southeast quarter of the Southeast
quarter of the said Section 2; thence East along said
South line to the East line of said section; thence
North along said East line to the point of beginning;
and also
PARCEL 1: The South 75 feet of the North 235 feet
of the East 260 feet of the North half of the North-
east quarter of the Southeast quarter of the South-
east quarter of Section 2, Township 4 South, Range

PARCEL 1: The South 75 feet of the North'160 feet
of the East 185 feet of the North half of the North-
east quarter of the Southeast quarter of the South-
east quarter of Section 2, Township 4 South, Range
10 West, S.B.B. & M., in the City of Anaheim, in
the Rancho San Juan Cajon de Santa Ana, as shown on
a map recorded in book 51, page 10, Miscellaneous
Maps, records of said Orange County; and also
PARCEL 1:, The North'85 feet of the East 185 feet
of the North one-half of the Northeast quarter of
the Southeast quarter of the Southeast quarter of
Section 2, in Township 4 South,' Range 10 West, in
the Rancho San Juan Cajon de Santa Ana, City of
Anaheim, as shown on a map thereof recorded in book
51, page 10, Miscellaneous Maps, records -of said
Orange County,
now is "RS -A-43,000" RESIDENTIAL/AGRICULTURAL ZONE and that it
be changed to and incorporated in "CL" COMMERCIAL, LIMITED ZONE,
subject to the following conditions:
l.- That trash storage areas shall be provided in accordance
with approved plans on file with the Office of the Director of Pub-
lic Works.
2. That .fire hydrants shall be installed and charged as
required and determined to be necessary by the Chief of the Fire
Department prior to commencement of structural framing.
3. That subject property shall be served by underground
utilities.

4. That drainage of subject .property shall be disposed of
in a manner satisfactory to the City Engineer.
5. That the existing well on subject property shall be sealed
and capped in accordance with the regulations established by the
Director of Public Utilities.
6. That the developer of subject property shall install a
raised, landscaped median including permanent irrigation facilities
in State College Boulevard as required and approved by the City
Traffic Engineer.
7. That subject property shall, be developed substantially
in accordance with plans and specifications on file with the City
of Anaheim marked Exhibit No. 1.
8. That Condition Nos. 1, 22 3, 4, 59 6 and 7, above men-
tioned, shall be complied with prior to final building and zoning
inspections.
SECTION 2.
The City Zoning Map shall be, and the same is hereby,
amended and the property above-described shall be excluded from
the zone in which it is now situated and incorporated in and made
a part of the zone or zones as above set forth, and said City
Zoning Map, as amended, is hereby adopted and the City Engineer
is hereby directed to prepare a sectional zoning map to be added
to the City Zoning Map showing the changes hereby approved and
adopted.
SECTION 3.
The City Clerk shall certify to the passage of this
Ordinance and shall, cause the'same to be printed once within
fifteen (15) days after its adoption in the Anaheim Bulletin,
a newspaper of general circulation, printed, published and cir-
culated in said City, and thirty (30) days from and after its
final passage, it shall take effect and be in full force.
THE FOREGOING ORDINANCE is approved and adopted by the
City Council of the City of Anaheim this '14th I day of November ,
1978.
