AN ORDINANCE OF THE CITY OF ANAHEIM AMEND-
ING TITLE 18 OF THE ANAHEIM MUNICIPAL CODE
RELATING TO ZONING.
THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND THAT:
WHEREAS, the Planning.Commission did adopt its Resolution
No. PC78-52. determining that a change or changes
in the zone or zones hereina ter mentioned and described should be
made as hereinafter set forth after a duly noticed hearing; and
WHEREAS, certain conditions and requirements were made as
conditions -precedent to the making of a change or changes of said
zone or zones, which conditions have been complied with.
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ANAHEIM
DOES ORDAIN AS FOLLOWS:
SECTION 1.
That Title 18 of the Anaheim Municipal Code relating
to Zoning be, and the same is hereby, amended by changing the
boundaries of the zones set forth in said Title 18 by adopting
a sectional zoning map or maps showing such change or changes as
follows:
That all of the area situated in the City of Anaheim,
County of Orange, State of California, described as follows, to
wit:
PORTION A: All that portion of the land allotted to
Alfred B. Chapman as described in the Final Decree
of Partition of the Rancho Santiago de Santa Ana,
which was entered September 12, 1868 in Book "B",
Page 410 .of Judgments of the District Court of the
17th Judicial District in and for Los Angeles County,
California, described as follows: Beginning at the
Southeast corner of Lot 2 of Tract No. 71, as shown
on a map recorded in Book 10, Page 22 of Miscellan-
eous Maps, records of Orange County, California;
thence along the Easterly line of said Lot .2 North
130 53' 45" East, 1162.40.feet to an intersection
with. the centerline of Orangewood Avenue; thence along
the centerline of Orangewood Avenue East 10.88 feet to
the beginning of a tangent .curve concave Southwesterly
and having a radius of 1200..00 feet; thence Southeast-
erly along said curve through a central angle of 180
01' 35" an are distance of 378.59 feet to an intersec-
tion with the Northerly prolongation of the centerline
of Rampart Street, said intersection being shown on a

map attached to that 'certain Resolution No. 72R-228 of
the City Council of the City of Anaheim a certified
copy of which was recorded June 19, 1972, in Book
10180, Page 325 of Official Records of said Orange
County; thence Southerly along said prolongation and
centerline of Rampart Street as shown on said Resolu-
tion, the following courses and distances; South 00.191
05" East, 100.00 feet to the beginning of a nontangent
curve concave Northeasterly and having a radius of
500.00 feet, a radial line of said curve passing through
said point bears South 890 221.281t West, Southeasterly
along said curve through a central angle of 410 04' 25"
an are distance of 358.43 feet to the beginning of a re-
verse curve concave Southwesterly and having a radius
of 500.00.feet, a radial line bearing North 480 18' 03"
East -.,passes through said point of beginning of said re-
verse curve, Southeasterly along said curve through a
central angle of 590 411, 41" an are distance of 520.93
feet and South 170 59' 44" West, 180.24 feet to an ins
tersection with the Northerly line of the Lockhart Tract,
as shown on a map recorded in Book 4, Page 512 of Mis-
cellaneous Records of said Los Angeles County; thence
along said Northerly line South 890 53' 00" West, 845
feet to the point of beginning. Excepting therefrom
that portion lying Southerly of a line that is parallel
with and 635 feet Northerly from said Northerly line of
said Lockhart Tract. Also excepting therefrom any por-
tion thereof lying within said Orangewood Avenue and
said Rampart Street.
PORTION B: All that portion of the land allotted to
Alfred B. Chapman as described in the Final Decree of
Partition of the Rancho Santiago de Santa Ana, which

Judgments of the District Court ,of the 17th Judicial
District in and for Los Angeles County, California, de-
scribed as follows: .Beginning at the Southeast corner

Orange County, California; thence along the Easterly
line of said Lot 2 North 130 53' 45" East, 1162.40 feet
to an intersection with 'the centerline of Orangewood
Avenue; thence along the centerline of said Orangewood
Avenue East 10..88 feet to the beginning of a tangent
curve concave Southwesterly and having a radius of 1200.00
feet; thence Southeasterly along said curve through a cen-
tral angle of 18.0 01' 35" an arc distance of 378.59 feet
to an intersection with the Northerly prolongation of the
centerline of Rampart Street, said intersection being
shown on a map attached to that .certain Resolution No.
72R-228 of the City Council of the City of Anaheim a cer-
tified copy of which was recorded June 19, 1972, in Book
10180, Page 325 of Official Records of said Orange County.;
thence Southerly along said prolongation and centerline
of Rampart Street as shown on said Resolution, the follow-

said reverse curve, Southeasterly along said curve

to an intersection with the Northerly line of the Lock-
hart Tract, as shown on a map recorded in Book 4, Page
512 of Miscellaneous Records of said Los Angeles County.;
thence along said Northerly line South 89° 53' 00" West,
845 feet to th-e point of beginning. Excepting therefrom
that portion lying Northerly of a line that is parallel
with and 635 feet from said Northerly of said Lockhart
Tract.. Also -excepting therefrom any portion thereof ly-
ing within said Orangewood Avenue and said Rampart
Street,
now is "PR" PUBLIC RECREATIONAL ZONE for both PORTION A and PORTION
B and that it be changed to and incorporated in "CL" COMMERCIAL,
LIMITED ZONE for PORTION A and "CO" COMMERCIAL OFFICE AND PROFES-
SIONAL ZONE for PORTION B. subject to the following conditions:
1. That sidewalks shall be installed along Orangewood Avenue
as required by the City Engineer and in accordance with standard
plans and specifications on file in the Office of the City Engineer.
2. That trash storage areas shall be provided in accordance
with approved plans on file with'the Office of the Director of Pub-
lic Works. -
3. That fire hydrants shall be installed and charged as re-
quired and determined to'be necessary by the Chief of the Fire
Department prior to commencement of structural framing.
4. That subject property shall be served by underground
utilities.
5. That drainage of subject property shall be disposed of
in a manner satisfactory to the City Engineer.
6. In the event that subject property is to be divided for
the purpose of sale, lease, or financing, a parcel map, to record
the approved division of subject property shall be submitted to and
approved by the City of Anaheim and then be recorded in the office
of the Orange County Recorder.
7. If permanent street name signs have not .been installed,
temporary street name signs shall be installed prior to any occu-
pancy.

8. That appropriate water assessment fees as determined by
the Director of Public Utilities shall be paid to the City of
Anaheim prior to the issuance of a building permit.
9. That .the developer shall obtain a favorable flood hazard
letter, acceptable to the City of Anaheim, from the Orange County
Flood Control District prior to the issuance of a building permit.
10. That a tree buffer shall be planted along the south and
west property lines and shall minimally consist of trees in 24 -inch
by 36 -inch boxes.
11. That .prior to the issuance of building permits,.specific
plans shall be submitted to the'Planning Commission for review and
approval, said plans showing the method of sound attenuation to
protect -the mobile home park to the south from the potential noise
generated by subject property.
12.. That Condition Nos.- 1, 2, 4 and 5, above mentioned, shall
be complied with prior to final building and zoning inspections.
SECTION 2..
The City Zoning Map shall be, and the same is hereby,
amended and the property above-described shall 'be. excluded from
the zone in which it is now situated and incorporated in and made
a part of the zone or zones as above set forth., and said City
Zoning Map, as amended, is hereby adopted and the City Engineer
is hereby directed to prepare a sectional zoning map to be added
to the City Zoning Map showing the changes hereby approved and
adopted.
SECTION 3.
The City Clerk shall certify to the passage of this
Ordinance and shall cause the same to be printed once within
fifteen (15) days after its adoption in the Anaheim Bulletin,
a newspaper of general circulation, printed, published and cir-
culated in said City, and thirty. (30) days from and after its
final passage, it shall- take effect and be in full force.
THE FOREGOING ORDINANCE is approved and adopted by the
City Council of the City of Anaheim this ' 14th day of Novembers
1978.
