A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF
ANAHElI'l F'INDIl~G AND DETERHINI&:J 'rHAT A CHANGE OF
ZONE IS NECESSARY IN CERTAIN AREAS OF THE CITY,
AriD THAT ARTICLE IX, CHAPTER 2 OF THE ANAHEIM
~UNICIPAL CODE SHOULD BE ~;ENDED TO ACCOMPLISH
SAID CHANGE OF ZONE; fu~ RESCINDING RESOLUTION
NO. 5487.
WHEREAS, the City Planning Commission of the City of Anaheim
nas heretofore duly passed and adopted a resolution declaring its inten-
tion to change the boundaries of the zone or zones hereinafter men-
tioned and described and did fix a time and place for the holding of
a public hearing thereon in the manner and as prescribed in Article
IX, Chapter 2 of the Anaheim Municipal Code, and did duly hold and
onduct sU"h public hearing to consider said proposed change of zone
or 7.ones. and did receive evidence and reports from persons interested
t.he:rein~ and
WHEREAS. within a period of forty (40) days following the
0in81 hearing thereon, the Planning Commission did duly announce by
formal reso111.tion its findings of facts and declare its opinions and
reasons for recommending an amendment to said Article IX. Chapter 2
of the Anaheim Municipal Code to effect the proposed changes in the
bmlndaries of the zone hereinafter mentioned and described; and
WHEREAS. upon receipt of the report and recommendation of
~hP City Planning Commission, the City Council did thereupon fix the
. ?7th day of ~c~ber, 19 ~g . as the time and the
COuncil Chamber in t e ity Hall of theL:'Ity of Anaheim as the place
for '1 public hearing upon said proposed change of zone, and did give
notice thereof in the manner and as provided in said Article IX,
Chapter 2 of the Anaheim Municipal Code; and
WHEREAS" at the time and place fixed for said publiC hear=
.ing, the City Council did duly hold and conduct such publiC hearing
'lnd did give all persons interested therein an opportunity to be
beard and did receive evidence and reports. and did thereupon con-
~lder the recommendations of the City Planning Commission; and
WHEREAS, the City Council does find and determine that the
property and area proposed to be changed from the zone in which it
1s now situated to a different zone. as hereinafter set forth. is
~ore suitable for the zone or zones to which it is proposed to
~hange said property and area and that the inclusion of said property
and area in such new zone or zones will increase the value of said
property and area and will not depreciate the values of property
in sdjoining zoneso
NOW, THEREFORE, BE IT RESOLVED by the City Council of' the
City of Anaheim that all of the property and area situated in the
City of Anaheim, County of Orange, State of California, described
as follows, to wit:
That portion of Section 17, Township 4 South, Range 10
west, in the Rancho Los Coyotes, City of Anaheim, County
of Orange, State of California described as follows:
Beginning ~.O.392 chains South and 30.00 feet West of the
Northeast corner of said Section 17 and thence West 9.565
chains; thence South 6.27 chains; thence East 9.56 chains
and thence North 6.27 chains to the place of beginning.

be changed from R-A, RESIDENTIAL-AGRICULTURAL ZONE to the follow-
ing zones, upon the conditions hereinafter set forth:
That the easterly 340 feet of subject property be
rec1ass if ied to C-l, NEIG'1FlORHOJD-COMMERCIAL ZONE; and
That the remainder of said property, being the westerly
300 feet thereof, be changed to R-l, SINGLE-FA}1ILY
RESIDENTIAL ZONE,
upon the following conditions:
1 .
Ttat the owner of subject property place of record
standard City of Anaheim C-I Deed Restrictions
covering the C-I area, approved by the City Attorney,
which restrictions shall limit the C-I uses of the
property to business and professional offices only.

That the buildings to be erected on the property
shall be constructed in conformity with the revised
site plan drawing and rendering this day submitted
to the City Council and on file with the City of
Anaheim, and signed IISamuel Gendel by Chas. B. Frank,

That ingress and egress be provided at the southeast
corner of subject property from Euclid Avenue.

Tr'at the owner of the property deed to the Ci ty of
Anaheim a strip of land 53 feet in width, from the
center line of the street, along Euclid Avenue, for
street widening purposes; and a strip of land 32 feet
in width, from the center line of the street, along
Crange Avenue, for street widening purposes.

(2) That all engineering requirements of the City
of Anaheim, along both Euclid and Orange Avenues,
such as curbs and gutters, sidewalks, street grading
and paving, drainage facilities, or other pertinent
work be complied with as required by the City Engi-
neer and in accordance with standard plans and
specifications on file in the office of the City
Engineer; and (b) that a bond in an amount and form
satisfactory to the City of Anaheim be posted with
the City to guarantee the installation of said engi-
neering requirements.

That the owner of the property pay to the City of
Anaheim the sum of $2.00 per front foot along both
Euclid and Orange Avenues, for street lighting pur-
poses.

That all of the above conditions, with the exception
of Conditions Nos. 2, 3 and 5(a), shall be complied
with within a period of 90 days from date hereof,
or such further time as the City Council may grant.
B': IT ,;UHTHEH !lESOLVED that Resolution No. 91-87 passed
and adopted :3eptember IS, 1957, be, and the same is hereby re-
scinded.

8E IT fUHTHEH F1.2S0LVED that the Ci ty Attorney be, and
he is hereby authorized and directed to prepare and submit to
the City Council an amendment to Article IX, Chapter 2 of the
.~aheim Municipal Code to a~end said ,~aheim Municipal Code to
accomplish the object herein found and determined to be necessary
and proper.
THE FOHEGOING RESOLUTION is approved and signed by me
this 27th day of October, 1959.
