3923ORDINANCE NO. 3923 AN ORDINANCE OF THE CITY OF ANAHEIM AMEND- ING TITLE 18 OF THE ANAHEIM M17NICIPAL CODE RELATING TO ZONING. THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND THAT: WHEREAS, the City Council did adopt its Resolution No. 67R-310 determining that a change or changes in the zone or zones hereinafter mentioned and described should be made as hereinafter set forth after duly noticed hearings and receipt of the report and recommendation of the City Planning Commission; and WHEREAS, said Resolution did impose certain conditions and requirements precedent to the adoption of an ordinance chang- ing said zone or zones, which conditions and requirements have been satisfied. NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES ORDAIN AS FOLLOWS: SECTION 1. That Title 18 of the Anaheim Municipal Code relating to Zoning be, and the same is hereby, amended by changing the boundaries of the zones set forth in said Title 18 by adopting a sectional zoning map or maps showing such change or changes as follows: That all of the area situated in the City of Anaheim, County of Orange, State of California, described as follows, to wit: PARCEL 1: THAT PORTION OF LOT 28 OF ANAHEIM EXTENSION, AS SHOWN ON A MAP OF SURVEY MADE BY WILLIAM HAMEL AND FILED IN THE OFFICE OF THE COUNTY RECORDER OF LOS ANGELES COUNTY, CALIFORNIA, A COPY OF WHICH IS SHOWN IN BOOK 3 PAGE 163 AND FOLLOWING ENTITLED "LOS ANGELES COUNTY MAPS", RECORDS OF SAID ORANGE COUNTY, DESCRIBED AS FOLLOWS: BEGINNING AT THE INTERSECTION OF A LINE PARALLEL WITH ...� AND SOUTHERLY 562.00 FEET MEASURED AT RIGHT ANGLES FROM THE NORTHERLY LINE OF SAID LOT 289 WITH THE WEST- ERLY LINE OF HARBOR BOULEVARD, AS DESCRIBED IN THE DEED TO THE COUNTY OF ORANGE, RECORDED MARCH 199 1930 IN BOOK 362 PAGE 406, OFFICIAL RECORDS; THENCE SOUTH 740 17' 30" WEST,.231.06 FEET ALONG SAID PARALLEL LINE; THENCE SOUTH 160 10' 30" EAST, 190.15 FEET PARALLEL. CRAIG AND WIFE, BY DEED RECORDED AUGUST 29, 1946 IN BOOK 1444 PAGE 414, OFFICIAL RECORDS; THENCE NORTH 740 1' 30" EAST 21.2..43 FEET ALONG THE NORTH- ERLY LINE OF SAID LAND CONVEYED TO CRAIG TO THE WESTERLY LINE OF SAID HARBOR BOULEVARD; THENCE NORTHERLY 98.94 FEET ALONG SAID WESTERLY LINE TO THE POINT OF BEGINNING. SAID LAND IS SHOWN ON A RECORD OF SURVEY MAP FILED IN BOOK 16 PAGE 12 OF RECORD OF SURVEYS, IN THE OFFICE OF THE COUNTY RECORDER OF SAID COUNTY, now is "RS -A-43,000" RESIDENTIAL/AGRICULTURAL ZONE, and that it be changed to and incorporated in "C-R" C014MERCIAL RECREATION ZONE, subject to the following conditions: 1. That all engineering requirements of the City of Anaheim, such as curbs and gutters, sidewalks, street grading and paving, drainage facilities,.or other appurtenant work, shall be complied with as required by the City Engineer and in accordance with stand- ard plans and specifications on file 'in the Office of the City En- gineer, at -the time the property is developed. 2. That the owners of subject property shall pay to the City of Anaheim the appropriate fee as determined by the City for street lighting purposes, said amount to be paid at the time the property is developed. 3. That the owners of subject property shall pay to the City of Anaheim the appropriate fee as determined by the City for tree planting purposes, said amount to be paid at the time the' property is developed. 4. That trash storage areas shall be provided in accordance with, approved plans on file in the Office of the Director of Public Works and Superintendent -of Streets, prior to final building inspec- tion. 5. That all air conditioning facilities shall be properly shielded from view and shall be 'in architectural conformance with the structure. -3- SECTION 2. The City Zoning Map shall, be, and the same is hereby, amended and the property above-described shall be. excluded from the zone in which it is now situated and incorporated in and made a part of the zone or zones as above set forth, and said City Zoning Map, as amended,.is hereby adopted and the City Engineer is hereby directed to prepare a sectional zoning map to be added to the City Zoning Map showing the changes hereby approved and adopted. SECTION 3. The City Clerk shall certify to the passage of this Ordinance and shall cause the same to be printed once within fifteen (1.5) days after its adoption in the Anaheim Bulletin, a newspaper of general circulation, printed, published and cir- culated in said City, and thirty (30) days from and after its final passage, it shall take effect and be in full force.
