AN ORDINANCE 'OF THE CITY OF ANAHEIM AMEND-
ING TITLE 18 OF THE ANAHEIM MUNICIPAL CODE
RELATING TO ZONING.
THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND THAT:
WHEREAS, the City Council did adopt its Resolution No.
74R-524 determining that a change or changes in the
zone or zones ereinafter mentioned and described should he made
as hereinafter set forth after duly noticed hearings and receipt
of the report and recommendation of the City Planning Commission;
and
WHEREAS, said Resolution did impose certain conditions'
and requirements precedent to the adoption of an ordinance chang-
ing said zone or zones, which conditions and requirements have
been satisfied.
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ANAHEIM
DOES ORDAIN AS FOLLOWS:
SECTION 1.
That Title 18 of the Anaheim Municipal Code relating
to Zoning be, and the same is hereby, amended by changing the
boundaries of the zones set forth in said Title 18 by adopting
a sectional zoning map or maps showing such change or changes as
follows:
That all of the area situated in the City of Anaheim,
County of Orange, State of California, described as follows, to
wit:
Parcels -No . 1 and 2 'as - .shown on a Map filed in
Book 105,. Page '20 of -Parcel Maps in the..'Offi.ce
of the County. ' Recorder of. ' OrangeCounty,
California,-
now:is "RS-A-43,'000(.SC)" RESIDENTIAL/AGRICULTURAL'(SCENIC CORRIDOR
OVERLAY ZONE and that it :be 'changed to. and incorporated in
"RS -HS- 2,00.0(.SC)" RESIDENTIAL, SINGLE=FAMILY.HILLSIDE,(SCENIC
CORRIDOR .OVERLAY) ZONE, subject -.to the following conditions: -
1. That -all erigineeting : requirenierits -of the City of Anaheim
such as curbs. and guttets; s:jdex4Alks.,: street. grading and paving,
drainage facilities -or other- appurtenant work 'shall. be complied
with as,required-by the .City Engineet and in accordance with'stand-
ard plans' -and specifications -on file in the office of the 'City"'En-
gineet, at .the tinct the property is developed.

2.: . That -the'-'owners of ' subject :property shall install street
lighting on ail- -streets. within the area -as "required by the 'Director
of Public. Utilities --At -the'time 'the 'property' is developed.'
3.' That-ele-ctrical utilities shall be'placed underground

and dedicated to the'City of Anaheim in accordance with'trequire=
meets -of the' Director of Public' Utilities
4. That .drainage 'of said property shall be 'disposed of in a
manner satisfactory . to. the '.City Engineer. 'If, in the 'preparation
of the site,' suf ficient-: -grading - ii required to necessitate 'a grad-
ing permit,. no work 'on grading will be 'permitted between October
15th 'and April 15th 'unless -all required off-site 'drainage 'facili-
ties have been installed and are 'operative.' - Positive 'assurance
shall be 'provided the City that such'drainage'facilities will be'
completed prior , to October 15th.' 'Necessary right=of-way for off-
site drainage facilities -shall- be 'dedicated to the 'City., or the
City Council shall have initiated condemnation proceedings -there-'
for (the '.costs. -of which. 'shall- be 'borne 'by the 'developer) prior to
the 'commencement of grading operations.- The 'required,drainage
facilities shall be of a size and,type'sufficient-to carry runoff
waters originating from higher proper.ti.es through'said property

'SECTION .2.'
The '.City Zoning Map shall- be,' and the same 'is hereby,
amended and the property above -.described shall be-ekcluded from
the- zone 'in which 1t'.is now 'situated and incorporated - in and made
a part -of the zone 'or.- zones -as -above '.set; forth,' and - said City
Zoning Map, as�ameided,,is hereby adopted and the City Engineer
is .hereby directed to prepare'a sectional zoning map to be added
to .the City. Zoning Map showing the 'changes hereby approved and
adopted.
SECT.TON. 3.
The 'City Clerk -'shall certify to the passage 'of this
Ordinance Wand shall -cause 'thd:'same 'to. be printed once within
fifteen (15) days after its adoption in'thd.Anaheim Bulletin,
a newspaper of general -circulation',.rinted, published and cir-
culated in said City,' and thirty .(3:0�. days from and after its.
final, passage,' it shall take ;effect and be 'in full force.'
