AN ORDINANCE OF THE CITY OF ANAHEIM AMEND-
ING TITLE 18 OF THE ANAHEIM MUNICIPAL CODE
RELATING TO ZONING.
THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND THAT:
WHEREAS, the Planning Commission did adopt its Resolution
No. PC72_67 determining that a change or changes
in the zone or zones hereinafter mentioned and described should be
made as hereinafter set forth after a duly noticed hearing; and
WHEREAS.. certain conditions and requirements were made as
conditions precedent to the making of a change or changes of said
zone or zones, which conditions have been complied with.
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ANAHEIM
DOES ORDAIN AS FOLLOWS:
SECTION 1.
That Title 18 of the Anaheim Municipal Code relating
to Zoning be, and the same is hereby, amended by changing the
boundaries of the zones set forth in said Title 18 by adopting
a sectional zoning map or maps showing such change or changes as
follows:
That all of the area situated in the City of Anaheim,
County of Orange, State of California, described as follows, to
wit:
PARCEL 1:
That portion of the West quarter of the East
half of the Northeast quarter of the Northwest
quarter of Section 24, Township 4 South, Range
10 West, in the Rancho San Juan Cajon de Santa
Ana, as shown on a Map recorded in book 51,
page 10 of Miscellaneous Maps, records of Orange
County, California, lying Southerly of the
Southerly line of Tract No. 7448, as shown on a
Map recorded in book 296, pages 6 and 7 of said
Miscellaneous Maps,
PARCEL 2:
That portion of the East half of the West half of
the East half of the Northeast quarter of the
Northwest quarter of Section 24, Township 4 South,
Range 10 West, in the Rancho San Juan Cajon de
Santa Ana, as shown on a Map recorded in book 51,
page 10 of Miscellaneous Maps, records of Orange
County, California, lying Southerly of the South-
erly line of Tract No. 74+8, as shown on a Map
recorded in book 296, pages 6 and 7 of said
Miscellaneous Maps.

EXCEPTING therefrom that portion described as
Parcel 110 in deed to the County of Orange,
recorded September 8, 1972 in book 10315, page 641
of Official Records of said Orange County.
PARCEL 3:
That portion of the East half of the East half of
the Northeast quarter of the Northwest quarter of
Section 24, Township 4 South, Range 10 West, in the
Rancho San Juan Cajon de Santa Ana, as shown on a
Map recorded in book 51, page 10 of Miscellaneous
Maps, records of Orange County, California, lying
Northwesterly of Sunkist Street, as described in
deed to the County of Orange, recorded January 11,
1973 in book 10510, page 104 of Official Records
of said Orange County.
EXCEPTING therefrom that portion thereof lying
Northerly of the Southerly line and the Easterly
prolongation thereof, of the land described in deed
to Alan R. Tait, and others, recorded March 25,
1966 in book 7880, page 810 of said Official Records.
now is COUNTY A-1 GENERAL AGRICULTURAL DISTRICT ZONE, and
that it be changed to and incorporated in ML INDUSTRIAL,
LIMITED ZONE, subject to the following conditions:
1. That trash storage areas shall be provided
in accordance with approved plans on file with the Office
Of the Director of Public Works.
2. That fire hydrants shall be installed and
charged as required and determined to be necessary by the
Chief of the Fire Department prior to commencement of
structural framing.
3. That subject property shall be served by
underground utilities.

4. That drainage of subject property shall be
disposed of in a manner satisfactory to the City Engineer.
5. That the owner(s) of subject property shall
pay appropriate drainage assessment fees to the City of
Anaheim as determined by the City Engineer prior to issuance
of a building permit.
6. That the developer shall construct a water
main in Winston Road as required by the General Manager of the
Utilities Department.
7. That the owner(s) of subject property shall pay
the traffic signal assessment fee (Ordinance No. 3896) in an

amount as determined by the City Council, for industrial
buildings prior to the issuance of a building permit.
8. That Condition Nos. 1, 3, 4 and 6, above-
mentioned, shall be complied with prior to final building and
zoning inspections.
SECTION 2.
The City Zoning Map shall be, and the same is hereby,
amended and the property above-described shall be excluded from
the zone in which it is now situated and incorporated in and made
a part of the zone or zones as above set forth, and said City
Zoning Map, as amended, is hereby adopted and the City Engineer
is hereby directed to prepare a sectional zoning map to be added
to the City Zoning Map showing the changes hereby approved and
adopted.
SECTION 3.
The City Clerk shall certify to the passage of this
Ordinance and shall cause the same to be printed once within
fifteen (15) days after its adoption in the Anaheim Bulletin,
a newspaper of general circulation, printed, published and
circulated in said City, and thirty (30) days from and after
its final passage, it shall take effect and be in full force.
