4033ORDINANCE NO. 4033 AN ORDINANCE OF THE CITY OF ANAHEIM AMEND- ING TITLE 18 OF THE ANAHEIM MUNICIPAL CODE RELATING TO ZONING. THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND THAT: WHEREAS, the Planning Commission did adopt its Resolution No. PC -66 determining that a change or changes in the zone or zones hereinafter mentioned and described should be made as hereinafter set forth after a duly noticed hearing; and 1111EREAS, certain conditions and requirements were made as conditions precedent to the making of a change or changes of said zone or zones, which conditions have been complied with. NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES ORDAIN AS FOLLOWS: SECTION 1. That Title 18 of the Anaheim Municipal Code relating to Zoning be, and the same is hereby, amended by changing the boundaries of the zones set forth in said Title 18 by adopting a sectional zoning map or maps showing such change or changes as follows: That all of the area situated in the City of Anaheim, County of Orange, State of California, described as follows, to wit: That portion of Lot 3 of Anaheim Extension, as shown on a Map of Survey by William Hamel, a copy of which is shown in Book 3, pages 162 to 164 inclusive of "Los Angeles County Maps," in the office of the County Recorder of Orange County, California, described as follows: Commencing at the Southeast corner of said Lot 3, being the intersection of the center lines of Placentia Avenue and Sycamore Street; thence South 740 30' 30" West along the center line of Sycamore Street a distance of 456.65 feet, said point being the true point of beginning; thence North 11 41' 20" West 411.47 feet; thence North 890 51' 30" West 200.15 feet to the Westerly line of land described in a deed to George D. Griffith and wife, recorded August 13, 1928 in Book 183, page 465 of Official Records; thence South 10 41' 20" East 467.01 feet along said Westerly line and its Southerly prolongation to the center line of said Syca- more Street; thence North 740 30' 30" East 206.00 feet to the true point of beginning. -1- ATT Y-2 8 78-79-38 now is RS -A-43,000 RESIDENTIAL/AGRICULTURAL ZONE and that it be changed to and incorporated in RM -1200 RESIDENTIAL/MULTIPLE- FAMILY ZONE, subject to the following conditions: 1. That trash storage areas shall be provided in accordance with approved plans on file with the Office of the Director of Public Works. 2. That fire hydrants shall be installed and charged as required and determined to be necessary by the Chief of the Fire Department prior to commencement of structural framing. 3. That the owner(s) of subject property shall pay the traffic signal assessment fee (Ordinance No. 3896) in an amount as determined by the City Council, for each new dwelling unit prior to the issuance of a building permit. 4. That the subject property shall be developed substantially in accordance with plans and specifications on file with the City of Anaheim marked Revision No. 1 of Exhibit No. 1; provided, however, that a forty-eight (48) inch high concrete block wall shall be constructed between the parking area and the landscaped setback along Sycamore Street. 5. That Condition No. 1, above-mentioned, shall be complied with prior to final building and zoning inspections. SECTION 2. The City Zoning Map shall be, and the same is hereby, amended and the property above-described shall be excluded from the zone in which it is now situated and incorporated in and made a part of the zone or zones as above set forth, and said City Zoning Map, as amended, is hereby adopted and the City Engineer is hereby directed to prepare a sectional zoning map to be added to the City Zoning Map showing the changes hereby approved and adopted. SECTION 3. The City Clerk shall certify to the passage of this Ordinance and shall cause the same to be printed once within fifteen (15) days after its adoption in the Anaheim Bulletin, a newspaper of general circulation, printed, published and circulated in said City, and thirty (30) days from and after its final passage, it shall take effect and be in full force.
