3900ORDINANCE NO. -Aano. AN ORDINANCE OF THE CITY OF ANAHEIM AMEND- ING TITLE 18 OF THE ANAHEIM M11NICIPAL CODE RELATING TO ZONING. THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND THAT: WHEREAS, the City Council 64R-200 as amendecUetermining that zone or zones hereinafter mentioned as hereinafter set forth after duly of the report and recommendation of and did adopt its Resolution No. a change or changes in the and described should he made noticed hearings and receipt the City Planning Commission; WHEREAS, said Resolution did impose certain conditions and requirements precedent to the adoption of an ordinance chang- ing said zone or zones, which conditions and requirements have been satisfied. NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES ORDAIN AS FOLLOWS: SECTION 1: That Title 18 of the Anaheim Municipal Code relating to Zoning be, and the same is hereby, amended by changing the boundaries of the zones set forth in said Title 18 by adopting a sectional zoning map or maps showing such change or changes as follows: That all of the area situated in the City of Anahein, County of Orange, State of California, described as follows, to wit: PARCEL 1: Lot 14 of Tract No. 796, in the City of Anaheim, County of Orange, State of California, as per map recorded in book 24 page 28, of Miscellaneous Haps, in the office of the county recorder of said county. EXCEPT the Northerly 39.50 feet thereof, PARCEL 2: Thd Southerly 39.5 feet of Lot 15 and the Northerly 39.5 feet of Lot 14 of Tract No. 7961, in the City of Anaheim, County of Orange, State of California, as per.map recorded in book 24 page 28, of Miscellaneous Maps, in the office of the county recorder of said county, now is "RS -A-43,000" RESIDENTIAL/AGRICULTURAL ZONE and that it be changed to and incorporated in "Rvi-1200" RESIDENTIAL, VIULTIPLE- FAMILY Z014E subject to the following conditions: 1. That the oyiners of subject property shall pay to the City of Anaheim the appropriate park and recreation in -lieu fees as determined to be appropriate by the CityCouncil,.said fees to be -paid at the time the building permit is issued. _1_ 63-64-62 (21 &'. 2 2. That trash storage areas shall be provided in accord- ance with approved plans on file in the office of the Director of Public works and Superintendent of Streets, prior to final building inspection. .-. 3. That fire hydrants shall be installed as required and determined to be necessary by the Chief of the Fire'Department, said fire hydrants to be installed prior to final building in- spection; and that a water flow shall be provided which is deter- mined by the Chief of the Fire Department to be sufficient for adequate fire protection. 4. That a modified cul-de-sac shall be constructed at the terminus of Conley Avenue which shall be subject to approval of the City Engineer; and that said cul-de-sac shall be provided by the owners of the property located east of the terminus of Conley Avenue. 5. That plans for the development of any portion of sub- ject property shall -be submitted to the Development Review Board; and provided that any plans for any portion of the property in Portion "A" shall comply with all provisions of the "Rbi-1200" RESIDENTIAL, (MULTIPLE -FAMILY ZONE; and, provided further, that plans for Portion "B" shall conform to all provisions of the "CL" CObZ ERCIAL, LIMITED ZONE. 6. That any buildings presently located on subject property shall be removed prior to the development of the property for "CL" and "R14-1200" uses, respectively. SECTION 2. The City Zoning Map shall be, and the same is hereby, amended and the property above-described shall be excluded from the zone in which it is now situated and incorporated in and made a part of the zone or zones as above set forth, and said City Zoning Map, as amended, is hereby adopted and the City Engineer is hereby directed to prepare a sectional zoning map to be added to the City Zoning Map showing the changes hereby approved and adopted. SECTION 3. The City Clerk shall certify to the passage of this Ordinance and shall cause the saine to be printed once within fifteen (15) -days after its adoption in the Anaheim Bulletin, a newspaper of general circulation, printed, published and cir- culated in said City, and thirty (30) days from and after its final passage, it shall take effect and be in full force. -2- TEE FOREGOING ORDItIMCE is approved and adopted by the City Council of the City of Anaheim this 22nd day of August. , 1Q7Q_ JLW : fm -3- STATE OF.
