AN ORDINANCE OF THE CITY OF ANAHEIM AMEND-
ING TITLE 18 OF THE ANAHEIM MUNICIPAL CODE
RELATING TO ZONING.
THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND THAT:
WHEREAS, the Planning Commission did adopt its Resolution
No. PC78-17 determining that a change or changes
in the zone or zones hereinafter mentioned and described should be
made as hereinafter set forth after a duly noticed hearing; and
WHEREAS, certain conditions and requirements were made as
conditions -precedent to the making of a change or changes of said
zone or zones, which conditions have been complied with.
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ANAHEIM
DOES ORDAIN AS FOLLOWS:
SECTION 1.
That Title 18 of the Anaheim Municipal Code relating
to Zoning be, and the same is hereby, amended by changing the
boundaries of the zones set forth in said Title 18 by adopting
a sectional zoning map or maps showing such change or changes as
follows:
That all of the area situated in the City of Anaheim,
County of Orange, State of California, described as follows, to
wit:
The west 150.00 feet of the east 1198.00 of
the north half of the northeast quarter, of the
northeast quarter of Section 13, Township 4
south, Range 11 west, in the Rancho Los Coytes,
City of Anaheim, County of Orange, State of
California, as per map recorded in Book 51,
Page 11 of Miscellaneous Maps, in the Office of
the .County Recorder of said County.
Except the north 66.00 feet.
Also except that portion lying southerly of the
northerly line of Parcel No. B1-716-.01 in con-
nection with Case No. 885982 lis pendes, a
certified copy of which was recorded June 2, 1960
in Book 52719 Page 136 of Official Records.
now is "RS -A-439000" RESIDENTIAL/AGRICULTURAL ZONE, and that
it.be changed to and incorporated in "RM -1200" RESIDENTIAL,
MULTIPLE -FAMILY ZONE, subject to the following conditions:
1. That sidewalks.shall...be installed along Lincoln
Avenue as required by the City Engineer and in accordance with
standard plans and specifications on file in the Office of the
City Engineer. _ 77-78-43

2. That trash storage areas shall be provided in
accordance with approved plans on file with the Office of the
Office of the .Director of Public Works.
3. That fire hydrants shall be installed and
charged as required and determined to be necessary by the .Chief
of the Fire Department prior to commencement of structural
framing.
4. That'subject property shall be served by under-
ground utilities.
5. That -drainage .of subject property shall be
disposed of in a manner satisfactory to the City Engineer.
6. That the owner of subject property shall pay to
the City of Anaheim the appropriate -park and recreation in -lieu
fees as determined to be appropriate by the City Council, said
fees to be paid at the time the building permit is issued.
7. That appropriate water assessment fees as
determined by the Director of Public Utilities shall be paid
to the City of Anaheim prior to- the issuance of a building
permit.
8. That subject property shall be developed sub-
stantially in accordance with plans and specifications on file
with the City of Anaheim marked Exhibit Nos. 1, 2, 3 and 4,
provided, however, that any modifications shall be submitted
to -the Planning Commission for review and approval prior to the
issuance of building permits.
9. That Condition Nos. 1, 22 4 and 5, above-
mentioned, shall be complied with prior to final building and
zoning inspections.
SECTION 2.
The City Zoning Map shall be, and the same is hereby,
amended and the property above-described shall be excluded from
the zone in which it is now situated and incorporated in and made
a part of the zone .or zones as above set forth, and said City
Zoning Map, as amended, is hereby adopted and the City Engineer
is hereby directed to prepare a sectional zoning map to be added
to the .City Zoning Map showing the changes hereby approved and
adopted.
SECTION _3.
The City Clerk shall certify to the passage of this
Ordinance and shall cause the same to be printed once within
fifteen (15) days after its adoption in the Anaheim Bulletin,

a newspaper of general circulation, printed, published and
circulated in said City, and thirty (30) days from and after its
final passage,' it shall take effect and be in full force.
THE FOREGOING ORDINANCE is approved and adopted by
the City Council of the City of Anaheim this%7t, day of
