AN ORDINANCE OF THE CITY OF ANAHEIM AMEND-
ING TITLE 18 OF THE ANAHEIM MUNICIPAL CODE
RELATING TO ZONING.
THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND THAT:
WHEREAS, the Planning Commission did adopt its Resolution
No. PC77-180. determining that a change or changes
in the zone or zones hereinafter mentioned and described should be
made as hereinafter set forth after a duly noticed hearing; and
WHEREAS, certain conditions and requirements were made as
conditions precedent to the making of a change or changes of said
zone or zones, which conditions have been complied with.
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ANAHEIM
DOES ORDAIN AS FOLLOWS:
SECTION 1.
That Title 18 of the Anaheim Municipal Code relating
to Zoning be, and the same is hereby, amended by changing the
boundaries of the zones set forth in said Title 18 by adopting
a sectional zoning map or maps showing such change or changes as
follows:
That all of the area situated in the City of Anaheim,
County of Orange, State of California, described as follows, to
wit:
Those portions of the Northeast quarter of the
Southwest quarter of Section 27, Township 4 South,
Range 10 .West, in the Ranchos San Juan Cajon de
Santa Ana and Las Bolsas, as shown on a Map re-
corded in book 51, page 10 of Miscellaneous Maps,
records of Orange County, California described
as follows:
PARCEL 1: Beginning at the intersection of the
Northerly prolongation of the East line of Tract
3267, as shown on a map thereof, recorded in book
102,.pages 41 and 42, Miscellaneous Maps, records
of said Orange County, with the centerline of
Orangewood Avenue, as shown on said map, thence
Easterly along said centerline, 146.98 feet to a
line which is parallel with and distant 210.feet
West, measured at right angles, from the center-
line of Harbor Boulevard, as shown on said map;
thence Southerly along said parallel line to a
line which'is parallel with and 340 feet South,•
measured at right angles, from said centerline
of Orangewood Avenue; thence West along the last-
mentioned
astmentioned parallel line to the East line of said
Tract 3267; thence Northerly along said East line
to the point of beginning.

PARCEL 2: Beginning at the intersection of the
East line of Tract 3267 as shown on a map thereof,
recorded in book 102, pages 41 and 42,. Miscellan-
eous Maps, records of said Orange County, with a
line which is parallel with and 340 feet South,
measured at right angles from the centerline of
Orangewood Avenue, as said centerline is shown on
said map, thence Easterly along said parallel line
to the intersection of a line which'is parallel
with and 20 feet East, measured at right angles
from the East line of said Tract 3267; thence South-
erly along the last mentioned parallel line 119.97
feet to the North line of the South 200 feet of the
Northeast quarter of the Northeast quarter of the
Southwest quarter of Section 27, Township 4 South,
Range 10 West, as -shown on a map thereof, recorded
in book 51, page 10, Miscellaneous Maps, records of
said Orange County, thence West along said North
line 20 feet to the East line of said Tract 3267,
thence North along said East line to the point of
beginning,
now is "RS -A-43,000" RESIDENTIAL/AGRICULTURAL ZONE and that it
be changed to and incorporated in "CL" COMMERCIAL, LIMITED ZONE,
subject to the following conditions:
1. That trash storage areas shall be provided in accord-
ance with approved plans on file with the Office of the Director
of Public Works.
2. That fire hydrants shall be installed and charged, as
required and determined to be necessary by the Chief of the Fire
Department,.prior to commencement of structural framing.
3. That subject property shall be served by underground
utilities.
4.. That drainage of subject property shall be disposed of
in a manner satisfactory to the City Engineer.
5. That appropriate water assessment fees, as determined
by the Director of Public Utilities, shall be paid to the City
of Anaheim prior to the issuance of a building permit.
6. That subject property shall be developed substantially
in accordance with plans and specifications on file with the
City of Anaheim marked Exhibit Nos. 1 through 3.
7. That Condition Nos. 1, 3, 4 and 6, above mentioned, shall
be complied with prior to final building and zoning inspections.

SECTION 2.
The City Zoning Map shall be, and the same is hereby,
amended and the property above-described shall be excluded from
the zone in which it is now situated and incorporated in and made
a part of the zone or zones as above set forth, and said City
Zoning Map, as amended, is hereby adopted and the City Engineer
is hereby directed to prepare a sectional zoning map to be added
to the City Zoning Map showing the changes hereby approved and
adopted.
SECTION 3.
The City Clerk shall certify to the passage of this
Ordinance and shall cause the same to be printed once within
fifteen (15) days after its adoption in the Anaheim Bulletin,
a newspaper of general circulation, printed, published and cir-
culated in said City, and thirty (3.0) days from and after its
final passage, it shall take effect and be in full force.
THE FOREGOING ORDINANCE is approved and adopted by the
City Council of the City of Anaheim this '21st day of March ,
