AN ORDINANCE'OF THE CITY OF ANAHEIM AMEND-
ING TITLE 18 OF THE ANAHEIM MUNICIPAL CODE
RELATING TO ZONING.
THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND THAT:
WHEREAS, the City Council did adopt its Resolution No.
75R--62 determining that a change or changes in the zone or zones
hereinafter mentioned and described should be made as hereinafter
set forth, after duly noticed hearings and receipt of the report
and recommendation of the City Planning Commission; and
WHEREAS, certain conditions and requirements were made
as conditions precedent to the making of a change or changes of
said zone or zones, which conditions have been complied with.
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ANAHEIM
DOES ORDAIN AS FOLLOWS:
SECTION 1.
That Title 18 -of the Anaheim Municipal Code relating
to Zoning be,.and the same is hereby, amended by changing the
boundaries of the zones set forth in said Title 18 by adopting a
sectional zoning map or maps showing such change or changes as
follows:
That all of the area situated in the City of Anaheim,
County of Orange, State of California, described as follows,
to wit:
That portion of the South half of the Southwest
quarter of the Northwest quarter of Section 9,
Township 4 South, Range 10 West in the Rancho
San Cajon de Santa Ana, City of Anaheim, County
of Orange, State of California, as per map re-
corded in Book 51, Page 10 of Miscellaneous Maps
in the Office of the County Recorder of said
oounty, described as follows:
Beginning at the Southeast corner of said South
half; thence West along the South line of said
South half to the Southeast corner of the land
described in the deed to H. Leroy Hall et ux.,
recorded March 131, 1930, in Book 360, Page 385
of Official Records, thence North along the
East line of said land of Hall and along the
East line of Parcel 1 of the land described in

the deed to Floyd M. Hatfield et ux., recorded
April 25, 1935, in Book 745, Page 446, Official
Records to the North line of said South half;
thence East along said North line to the North-
east corner of said South half; thence South
along the East line of said South half to the
point of beginning.
EXCEPT the North -230.00 -feet thereof.
ALSO except that portion thereof described in a
deed to Lawrence A. Muckenthaler, Jr., et al.,
recorded December 31, 1968, in Book 8834, Page
117 of Official Records,
now is "CL" COMMERCIAL, LIMITED ZONE, and that it be changed to
and incorporated in "RM -1200" RESIDENTIAL, MULTIPLE -FAMILY ZONE,
subject to the following conditions:
1. That sidewalks shall be installed along Loara Street as
required by the City Engineer and in accordance with standard plans
and specifications on file in the Office of the City Engineer.
2. That the owner(s) of subject property shall pay to the
City of Anaheim the sum of sixty (60) cents per front foot along
Loara Street and Crescent Avenue for tree planting purposes.
3. That trash storage areas shall be provided in accordance
with approved plans on file with -the Office of the Director of
Public Works.
4. That fire hydrants shall be installed and charged as re-
quired and determined to be necessary by the Chief of the Fire
Department prior to commencement of structural framing.
5. That subject property shall be served by underground
utilities.
6. That drainage of subject property shall be disposed of
in a manner satisfactory to the City Engineer.
7. That the owner(s)- of subject property shall pay to the
City of Anaheim the appropriate park and recreation in -lieu fees
as determined to be appropriate by the City Council, said fees to
be paid at the time the building permit is -issued.
8. That subject property shall.be developed substantially
in accordance with plans and specifications on file with'the City
of Anaheim marked Exhibits No. 1, 2 and 3; provided, however, that
a six-foot (6.1) high masonry wall shall be constructed along the
entire westerly property line and along the property line abutting

the westerly and northerly boundaries of the adjacent service
station site located at the southeast corner of subject property,
as stipulated to by the petitioner.
9. That Conditions 1, 2, 3, 4, 50, 6,.7 and 8, above-
mentioned, shall be complied with prior to final building and zon-
ing inspections.
SECTION 2..
The City Zoning Map shall be, and the same is hereby,
amended and the property above-described shall be excluded from
the zone in which it is now situated and incorporated in and made
a part of the zone or zones as above set forth, and said City
Zoning Map, as amended, is hereby adopted and the City Engineer
is hereby directed to prepare a sectional zoning map to be added
to the City Zoning Map showing the changes hereby approved and
adopted.
SECTION 3.
The City Clerk shall certify to the passage of this
Ordinance and shall cause the same to be printed once within
fifteen (15) days after its adoption in the Anaheim Bulletin,.
a newspaper of general circulation, printed,.published and cir-
culated in said City, and thirty ( 3.0) days from and after its
final passage, it shall take effect and be in full force.
THE FOREGOING ORDINANCE is approved and adopted by the
City Council of the City of Anaheim this 7th day of February ,
1978.
