3819ORDINANCE NO. 3819 AN ORDINANCE OF THE CITY OF ANAHEIM AMEND- ING TITLE 18 OF THE ANAHEIM MUNICIPAL CODE RELATING TO ZONING. THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND THAT: WHEREAS, the Planning Commission did adopt its Resolution No. P determining that a change or changes in the zone or zones hereinafter mentioned and described should be made as hereinafter set forth after a duly noticed hearing; and WHEREAS, certain conditions and requirements were made as conditions precedent to the making of a change or changes of said zone or zones, which conditions have been complied with. NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES ORDAIN AS FOLLOWS: SECTION 1. That Title 18 of the Anaheim Municipal Code relating to Zoning be, and the same is hereby, amended by changing the boundaries of the zones set forth in said Title 18 by adopting a sectional zoning map or maps showing such change or changes as follows: That all of the area situated in the City of Anaheim, County of Orange, State of California, described as follows, to wit: The southerly 421.00 feet of the east half of the southeast quarter of the southwest quarter of Section 14, Township 4 South, Range 11 west, in the Rancho Los Coyotes, City of Anaheim, County of Orange, State of California, as per map recorded in Book 51, Page 11 of Miscellaneous Maps, in the office of the County Recorder of said county, except therefrom the westerly 2614.00 feet of the southerly 360.00 feet. Also except therefrom that portion of the southerly 325.07 feet lying easterly of the westerly 264.00 feet. now is "RS -A-43,000" RESIDENTIAL/AGRICULTURAL ZONE, and that it be changed to and incorporated in "RM -1200" RESIDENTIAL, ?.R -FAMILY ZONE, subject to the following conditions: 1. accordance with the Director of ATTY-2B That trash storage areas shall be provided in approved plans on file with the Office of Public Works. -1- 77-78-12 2. That fire hydrants shall be installed and charged, as required and determined to be necessary by the Chief of the Fire Department, prior to commencement of struc- tural framing. 3. That subject property shall be served by under- ground utilities. 4. That drainage of subject property shall be disposed of in a manner satisfactory to the City Engineer. 5. That the owner(s.) of subject property shall pay to the City of Anaheim the appropriate park and recreation in - lieu fees as determined to be appropriate by the City Council, said fees to be paid at the time the building permit is issued. 6. That appropriate water assessment fees, as determined by the Director of Public Utilities, shall be paid to the City of Anaheim prior to the issuance of a building permit. 7. That an eight (8) foot high masonry wall shall be constructed along the north and west property lines and the westerly 264 feet of the south property line adjacent to the RS -A-43,000 zoning. 8. That subject property shall be developed substantially in accordance with plans and specifications on file with the City of Anaheim marked Revision No. 1 of Exhibit Nos. 1 through 3, provided, however, that all outdoor lighting shall be downlighted and directed away from adjacent single- family residential uses. SECTION 2. The City Zoning Map shall be, and the same is hereby, amended and the property above-described shall be excluded from the zone in which it is now situated and incorporated in and made a part of the zone or zones as above set forth, and said City Zoning Map, as amended, is hereby adopted and the City Engineer is hereby directed to prepare a sectional zoning map to be added to the City Zoning Map showing the changes hereby approved and adopted. SECTION 3. The City Clerk shall certify to the passage of this Ordinance and shall cause the same to be printed once within fifteen (15) days after its adoption in the Anaheim Bulletin, a newspaper of general circulation, printed, published and circulated in said City, and thirty (30) days from and after its final passage, it shall take effect and be in full force. -2- THE FOREGOING the City Council of the January , 1978.
