Coua'7 of O~e, '~ate of Califoraia. d..cribed a. follo"s, to wit: The South 7.5 acres of the North l5 acres of the East Half of the Southeast quarter of the Southeast quarter of Section 12, Township 4 South, Range II West, in the Rancho Los Coyotes, City of Anaheim, County of Orange, State of California. r- -1- F-58-59-99 be changed from R-A, RESIDENTIAL-AGRICULTURAL ZONE to the follow- ing zones, upon the conditions hereinafter set forth: That that portion of subject property lying north of the Flood Control Channel, being Lots Nos. 2 to 11, both in- clusive, of Tentative Tract No. 2895, be changed to R-3, MULTIPLE-F~~ILY RESIDENTIAL ZONE; and That that portion of subject property lying south of the Flood Control Channel, being Lot No.1, of Tentative Tract No. 2895, be changed to C-I, NEIGHBORHOOD-COMMERCIAL ZONE, upon the following conditions: 1. That the owner of subject property place of record stand- ard City of Anaheim C-l and R-3 Deed Restrictions, covering the respective areas, approved by the City Attorney, and that the R-3 restrictions shall limit the buildings erected on the R-3 property to one story in height. 2. That the owner of subject property deed to the City of Anaheim a strip of land 53 feet in width, from the center line of the street, along Magnolia Avenue, for street widening purposes. 3. (a) That all engineering requirements of the City of Anaheim, along Magnolia Avenue, such as curbs and gutters, sidewalks, street grading and paving, drainage facilities, or other pertinent work be complied with as required by the City Engineer, and in accordance with standard plans and specifications on file in the office of the City Engineer; and (b) that a bond in an amount and form satisfactory to the City of Anaheim be posted with the City to guarantee the installation of said engineering requirements. 4. That approval of the Orange County Flood Control District be obtained to said reclassification. 5. That the owner of subject property pay to the City of Anaheim the sum of $2.00 per front foot, along Magnolia Avenue, for street lighting purposes. 6. That Yale Avenue be extended through to Magnolia Avenue and that the owner of the property deed to the City of Anaheim the land required for the extension thereof; and (a) install all street improvements on Yale Avenue, such as curbs and gutters, sidewalks, street grading and paving, drainage facilities, or other pertinent work as required by the City Engineer and in accordance with standard plans and specifications on file in the office of the City Engineer; and (b) that a bond in an amount and form satisfactory to the City of Anaheim be posted with the City to guarantee the installation of said engineering requirements. 7. That the final map of Tract No. 2895, in which said property is included, shall be recorded. 8. That a 6-foot concrete block wall shall be erected along that portion of the westerly boundary of subject property which abuts Lot 56 of Tract No. 3007. -2- 9. That all of the above conditions, with the exception of Conditions Nos. 3(a) and 6(a), be complied with within a period of 180 days from date hereof, or such further time as the City Council may grant. BE IT FURTHER RESOLVED that the City Attorney be, and he is hereby authorized and directed to prepare and submit to the City Council an amendment to Article IX, Chapter 2 of the Anaheim Municipal Code to amend said Anaheim Municipal Code to accomplish the object herein found and determined to be neces- sary and proper.
