be changed from R-A, RESIDENTIAL-AGRICULTURAL ZONE to R-3, MULTIPLE-
FAMILY RESIDENTIAL ZONE, upon the following conditions:
1. That a subdivision or final map of Tract No. 3427, in
which subject property is included, be recorded.
2. (a) That all engineering requirements of the City of
Anaheim, such as curbs and gutters, sidewalks,
street grading and paving, drainage facilities, or
other pertinent work be complied with as required
by the City Engineer and in accordance with stand-
ard plans and specifications on file in the office
of the City Engineer; and (b) that a bond in an
amount and form satisfactory to the City of Anaheim
be posted with the City to guarantee the installation
of said engineering requirements.
3. That the owner of subject property pay to the City of
Anaheim the sum of $2.00 per front foot for street light-
ing purposes.
4. That the owner of subject property place of record stand-
ard City of Anaheim R-3 Deed Restrictions, approved by
the City Attorney, which restrictions shall limit all
dwellings erected on Lot No.1 to one story in height.
5. That all dwellings erected on Lot No.1 shall be limited
to one story in height.
6. That the owner of subject property pay to the City of
Anaheim the sum of $25.00 per dwelling unit to be used
for park and recreation purposes.
7. That the building setback lines be staggered, as indi-
cated on the map this day submitted to the City Council
and on file with the City of Anaheim, and as indicated
below.
That a l5 foot building setback line shall be established
for Lots Nos. 1, 4, 5, 10, II and 14, and a 23 foot build-
ing setback line for Lots Nos. 2, 3, 6, 7, 8, 9, 12 and
13.
8. That all of the above conditions, with the exception of
Conditions Nos. 2(a), 5 and 7, be complied with within
a period of 180 days from date hereof, or such further
time as the Council may grant.
BE IT FURTHER RESOLVED that the City Attorney be, and
he is hereby authorized and directed to prepare and submit to the
City Council an amendment to Article IX, Chapter 2 of the Anaheim
Municipal Code to amend said Anaheim Municipal Code to accomplish
the object herein found and determined to be necessary and proper.
