4083ORDINANCE NO. 4083
AN ORDINANCE OF THE CITY OF ANAHEIM AMEND-
ING TITLE 18 OF THE ANAHEIM MUNICIPAL CODE
RELATING TO ZONING.
THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND THAT:
WHEREAS, the Planning Commission did adopt its Resolution
No. PC 77-175 determining that a change or changes
in the zone or zones hereinafter mentioned and described should be
made as hereinafter set forth after a duly noticed hearing; and
WHEREAS, certain conditions and requirements were made as
conditions -precedent to the making of a change or changes of said
zone or zones, which conditions have been complied with.
NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ANAHEIM
DOES ORDAIN AS FOLLOWS:
SECTION 1.
That Title 18 of the Anaheim Municipal Code relating
to Zoning be, and the same is hereby, amended by changing the
boundaries of the zones set forth in said Title 18 by adopting
a sectional zoning map or maps showing such change or changes as
follows:
That all of the area situated in the City of Anaheim,
County of Orange, State of California, described as follows, to
wit:
That portion of Lots 9, 10 and 12 of Tract
No. 1179 as shown on a Map thereof recorded
in Book 11, page 15, Miscellaneous Maps,
records of Orange County, California, said
land is shown on a Map recorded in Book 54,
page 16 of Record of Surveys in -the Recorder's
Office of said Orange County described as
beginning at a point on the Westerly line of
said Lot 10, said point being at the Northeast
corner of Lot 11 of said Tract No. 117, running
thence North 00 01' 00" West along the Westerly
line of Lots 10 and 12 of said Tract No. 117 a
distance of 340.16 feet; thence to a point in
the Northeasterly line of said Lot 12; thence
Southeasterly along said Northeasterly line the
following bearings and distances: South 730
57' 30" East 15.00 feet; South 400 5' 00" East
135.44 feet; South 250 26' 00" East 117.31 feet;
South 520 09' 00" East 253.91 feet to the most
Easterly corner of said Lot 12; said corner also
being the Northwest corner of Lot 9 of said
Tract No. 117; thence South 770 45' 30" East

along the Northerly line of said Lot 9, 52.13
feet to the Northeast corner of parcel of
Florence Rich, as shown on said Record of Survey;
thence along the Easterly and Southerly lines of
said parcel the following bearings and distances;
South 60 551 1011 West 209.35 feet; North 820 091
14f1 West 65.35 feet; South 890 041 2911 West
100.95 feet; West 378.34 feet to the true point
of beginning:
now is COUNTY 100-E4-209000 (SMALL ESTATES DISTRICT), and
that it be changed to and incorporated in RS -HS -22,000 (SC)
(RESIDENTIAL, SINGLE-FAMILY, HILLSIDE, SCENIC CORRIDOR OVERLAY
ZONE, subject to the following conditions:
1. That fire hydrants shall be installed and
charged as required and determined to be necessary by the
Chief of the Fire Department, prior to commencement of
structural framing.
2. That subject property shall be served by under-
ground utilities.
3. That drainage of subject property shall be
disposed of in a manner satisfactory to the City Engineer.
4. That the owner(s) of subject property shall pay
to the City of Anaheim the appropriate park and recreation in -
lieu fees as determined to be appropriate by the City Council
and then be recorded in the Office of the Orange County Recorder.
5. That the requirements and conditions of Fire
Zone No. 4 shall be complied with as required by the City of
Anaheim Fire Department.
6. That the existing left -turn pocket and median
opening in Santa Ana Canyon Road shall be removed and replaced
with standard curbs as approved by the City Engineer so as
to provide right -turn only ingress and egress to and from
subject property, as stipulated to by the petitioner.
7. That reasonable landscaping, including irriga-
tion facilities, shall be installed to the median island and in
the unpaved portion of the southeast side of the Santa Ana
Canyon Road right-of-way in accordance with the requirements of
the Superintendent of Parkway Maintenance. Following installa-
tion and acceptance, the City of Anaheim shall assume the
responsibility for maintenance of said landscaping.
8. That Condition Nos. 2, 39 59 6 and 7, above
mentioned, shall be complied with prior to final building and
zoning inspections.

SECTION 2.
The City Zoning Map shall be, and the same is hereby,
amended and the property above-described shall be excluded
from the zone in which it is now situated and incorporated in
and made a part of the zone or zones as above set forth, and
said City Zoning Map, as amended, is hereby adopted and the
City Engineer is hereby directed to prepare a sectional zoning
map to be added to the City Zoning Map showing the changes
hereby approved and adopted.
SECTION 3.
The City Clerk shall certify to the passage of this
Ordinance and shall cause the same to be printed once within
fifteen (15) days after its adoption in the Anaheim Bulletin,
a newspaper of general circulation, printed, published and
circulated in said City, and thirty (30) days from and after
its final passage, it shall take effect and be in full force.
THE FOREGOING ORDINANCE is approved and adopted by
the City Council of the City of Anaheim this 11thday of December,
1979.
