RISOLUT ION NO. 4.636
A RESOLUTION OF THE CITY COUNCIL 0' THE CITY OF
ANAHEIM FINDING AND DETERMINING THAT A CHANG!
OF ZONE IS NECESSARY IN CERTAIN AREAS OF THE CITY,
AND THAT ARTICLE IX, CHAPTER 2 OF THE ANAHEIM
MUNICIPAL COOE SHOULD BE AMENDED TO ACCOMPLISH
SAID CHANGE OF ZONE..
WHEREA.S, th.City Planning Commission of the City 01' Ana-
hel. has heretofore duly passed and adopted a re.olutlon declaring
Its Intention to ch.nge the boundaries of the zone or zones herein"
after mentioned and ducrlbed and did fix a time and place for the
holding of a public hearing thereon in the manner and al pre.crlbed
In Article IX, Chapter 2 of the Anaheim Municipal Code, and did duly
hold and conduct such public hearing to consider said proposed change
of lone or zones, and did receive evidence and reports from persons
lnt.rested therein; and
WHEREAS, within a period of forty (40) days following the
final hearing thereon, the Planning Commission did duly announce by
foraal resolution It. findings of facts and declare it. opinion. and
rea'ODS for recommending an amendment to said Article IX, Chapter 2
of the Anaheim Municipal Code to effect the proposed chang.. In the
boundaries of the zone hereinafter mentioned and described; and
WHEREAS, upon receipt of the report and recommendation of
the City Planning Commission, the City Council did thereupon fix the
~day of 1t11~ , 19 58 , as the time and the Council
~ln the City Hall of the City of Anaheim as the place for a
publiC hearing upon said proposed change of zone, and did give notice
thereof in the manner and al provided in said Article IX, Chapter 2
of the Anaheim Municipal Code; and
WHEREAS, at the time and place fixed for said public hear-
ing, the City Council did duly hold and conduct such public hearing
and did give all persons Interested therein an opportunity to be
heard and did receive evidence and reports, and did thereupon con-
.lder the recommendations of the City Planning Commisllon; and
WHEREAS, the City Council does find and determine that the
property and are. proposed to be changed from the zone In which It

more lultable for the zone or zone. to which It Is propol.d to change
laid property and area and that the Inclusion of said property and
area In such n.w zone or zones will Increase the value 01' .ald
property and area and will not depreciate the values of property In
adjoining zones.
NOW, THEREFORE, BE IT RESOLVED by the City Council of the
City ot Anaheim that all of the property and area .Ituated In the
City of Anaheim, County of Orange, State of California, described

PARCEL 1: The south 15 acres of the East half of the Northeast
quarter of the Northeast quarter of Section 14, Township 4
South, Range 11 West, S.B.B. & M.;
EXCEPT that portion sold to the State of California for road
purposes.
PARCEL 2: The East half of the West half of the Northeast
quarter of the Northeast quarter of Section 14, Township 4
South, Range 11 West, S.B.B. & M.;
EXCEPT that portion sold to the State of California for road

quarter of the Northeast quarter of Section 14, Township 4 South,
Range 11 West, S.B.B. & M.;

be changed from R-A. RESIDENTIAL-AGRICULTURAL ZONE. to the following zones,
upon the conditions hereinafter set forth:
That the northeast corner of Parcel 3 for a depth of 330 feet
from the center line of Lincoln Avenue, and more particularly
described as the East 1.4 acres of the North 5 acres of the
East half of the Northeast quarter of the Northeast quarter of
Section 14, Township 4 South, Range 11 West, S.B.B. & M., be
changed to C-3, HEAVY-COMMERCIAL ZONE; and
That the remainder of subject property be changed to C-1,
NEIGHBORHOOD-COMMERCIAL ZONE,
upon the following conditions:
1. That the owners of subject property place of record standard
City of Anaheim C-l and C-3 Deed Restrictions, approved by
the City Attorney, covering the respective areas.
2. That this reclassification of subject property to C-l and C-3
shall not become effective until precise plans for the de-
velopment of the property have been presented to the City
Council and approved by it.
3. That all engineering requirements of the City of Anaheim, along
Lincoln and Stanton Avenues, such as curbs and ~tters, side-
walks, street grading and paving, drainage facilities or other
pertinent work be complied with as required by the City Engineer
within 90 days after the approval of precise plans for the de-
velopment of subject property, or a bond, approved by the City
Attorney, posted with the City in an amount sufficient to
cover the cost of said improvements as required by the CIty
Enginezr.
BE IT FURTHER RESOLVED that the City Attorney be, and he is
hereb~authorized and directed to prepare and submit to the City
Council an amendment to Article IX, Chapter 2 of the Anaheim Municipal
Code to amend said Anaheim Municipal Code to accomplish the obJect
herein found and determined to be necessary and proper.
