RISOLUTION NO. 4573
A RESOLUTION OP' THE CITY COUNCIL 0' TM! CITY OF
ANAHEIM FINDING AND DETERMINING THAT A CHANG!
OF ZONE IS NECESSARY IN CERTAIN AREAS OF THE CITY,
AND THAT ARTICLE IX, CHAPTER 2 OP THE ANAHEIM
MUNICIPAL COD! SHOULD BE AMENDED TO ACCOMPLISH
SAID CHANGE 0' ZONE..
WHEREAS, th.Clty Planning Commission of the City of Ana"
hel. has heretofore duly paned and adopted a resolution declaring
Itl intention to change the boundaries of the ~one or ~ones herein"
arter mentioned and delcribed and did fix a time and place for the
holding of a public hearing thereon in the manner and al prelcribed
in Article IX, Chapter 2 of the Anaheim Municipal Code, and did duly
hold and conduct such public hearing to consider said proposed change
ot Eone or zones, and did receive evidence and reports from personl
interested therein; and
WHEREAS, within a period of forty (40) days following the
tinal hearing thereon, the Planning Commission did duly announce by
for..l resolution its findings of facts and declare it. opinions and
realons for recommending an amendment to .aid Article IX, Chapter 2
or the Anaheim Municipal Code to effect the proposed chang.. in the
boundaries of the zone hereinafter mentioned and described; and
WHEREAS, upon receipt of the report and recommendation of
the City Planning Commission, the City Council did thereupon fix the

public hearing upon .aid proposed change of zone, and did give notic.
thereof in the manner and as provided in said Article IX, Chapter 2
of the Anaheim Municipal Code; and
WHEREAS, at the time and place fixed for said public h.ar.
ing, the City Council did duly hold and conduct such public hearing
and did give all persons interested therein an opportuni ty to be
heard and did receive evidence and reports, and did thereupon con-
sider the recommendations of the City Planning Commission; and
WHEREAS, the City Council does tind and determine that the
property and ar.a proposed to be changed trom the ~one in which it
il now .ituated to a different zone, al hereinafter set forth, il
more lultab1e for the zone or zon.. to whieh it 11 propoltd to change
said property and area and that the inclusion of said property and
area in such n.w zone or ~ones will increase the value of said
property and area and will not depreciate the values ot property in
adjoining zones.
NOW, THEREFORE, BE IT RESOLVED by the City Council of the
City of Anaheim that all of the property and area Iltuated in the
City of Anaheim, County of Orange, State ot Calitornia, d.scrlbed
a. follo__, to wit:
The West 141 feet of the East 406 feet of the North half of
the West half of the North half of the Northwest quarter of
the Northwest quarter of Section 24, in Township 4 south,
Range 11 West, in the Rancho Los Coyotes, as per map thereof
.0_ reco rded in Book 51, Page 7, et seq., Mi sce 11 aneous Maps,
records of said Orange County.

be changed from R-A. RESIDENTIAL-AGRICULTURAL ZONE. to C-l. NEIGHBORHOOD-
COMMERCIAL ZONE, upon the following conditions:
1. That the owner of subject property deed to the City of Anaheim
a strip of land 53 feet in width, from the center line of the
street, along Ball Road for street widening purposes.
2. That all engineering requirements of the City of Anaheim, such
as curbs and gutters, Sidewalks, street grading and paving,
drainage facilities or other pertinent work, be complied with
as required by the City Engineer.
3. That the owner of subject property place of record standard
City of Anaheim C-l Deed Restrictions, approved by the City
At tor ney.
4.
That said change of zone shall not become effective unless
within ninety (90) days from date hereof, or such further
time as the Council may grant, the conditions hereinabove
set forth shall have been complied with.
BE IT FURTHER RESOLVED that the City Attorney be, and he is
hereby, authorized and directed to prepare and submit to the City .
Council an amendment to Article IX, Chapter 2 of the Anaheim Municipal
Code to amend said Anaheim Municipal Code to accomplish the object
herein found and determined to be necessary and proper.
