A RESOLUTION 01" TM! CITY COUNCIl. 01" THE CITY OF
ANAHEIM FINDING AND DETERMINING THAT A CHANGE
OF ZONE IS NECESSARY IN CERTAIN AREAS OF' THE CITY,
AND THAT ARTICLE IX, CHAPTER 2 OF THE ANAHEIM
MUNICIPAL CODE SHOULD BE AMENDED TO ACCOMPLISH
SAID CHANGE OF ZONE.

WHEREAS, th.City Planning Commission of the City of Ana-
h.im has heretofore duly passed and adopted a resolution declaring
it. Intention to change the boundaries of the zone or zones hereln~
art.r mentioned and de.cribed and did fix a time and place for the
holding of a public h.arlng thereon in the manner and as prelcrlbed
In Article IX, Chapter 2 of the Anaheim Municipal Code, and did duly
hold and conduct such public hearing to consld.r said propos.d change
of zone or zones, and did receive evidence and reports from personl
int.r.sted therein; and
WHEREAS, within a period of forty (40) days following the
final hearing thereon, the Planning Commission did duly announc. by
formal resolution its findings of facts and declare its opinions and
t.asons for recommending an amendment to said Article IX, Chapter 2
of the Anaheim Municipal Code to effect the proposed chang.. in the
boundaries of the zone hereinafter mentioned and described, and
WHEREAS, upon receipt of the report and recommendation of
th. City Planning Commission, the City Council did thereupon fix the
nth day of liovember , 19 58 ,as the time and the Counc 11
~in the City Hall of the City of Anaheim as the place for a
public hearing upon said proposed change of zone, and did give notice
thereot in the manner and as provided in said Article IX, Chapter 2
ot the Anaheim Municipal Code, and
WHEREAS, at the time and place fixed for said publiC hear-
ing, the City Council did duly hold and conduct such public hearing
and did give all persons interested therein an opportunity to be
heard and did receive evidence and reports, and did ther.upon con-
sider the recommendations of the City Planning Commission, and
WHEREAS, the City Council does find and det.rmin. that the
prop.rty and area proposed to be changed from the zone in which it
is now tituated to a different zone, ae hereinafter eet forth, il
more .ultable tor the zone or zonee to which It is propoled to change
.ald property and area and that the inclusion of said property and
are. In such n~ zone or zones will increale the value ot said
property and ar.a and will not depreciate the values of property in
adjoining zones.
NOW, THEREFORE, BE IT RESOLVED by the C.ty Council at the
City ot Anaheim that all of the property and area situated In the
City of Anaheim, County of Orange, State of Calitornia, described
as follows, to wit:
The Northerly 180 feet of that portion of the Northwest
quarter (NWi) of the Northwest quarter (NWi) of Section
13, Township 4 South, Range 11 West, in the Rancho Los
Coyotes, in the City of Anaheim, County of Orange. State
of California, as per map recorded in Book 51, Page 11 of
Miscellaneous Maps, in the office of the County Recorder
of said county, described as follows:

Beginning at a point on the North line of said section
North 890 41' lS" East 978.00 feet from the liorthwest
corner of said section; thence South 00 lOllS" East
1338.43 feet parallel with the west line of said section
to a point on the South line of the Nor\b halt (Ni}of the
Northwest quarter (NWt) of said section, said point being
North 890 37' 30" East 978.00 feet from the intersection
of said South line with the West line of said section:
thence South 890 37' 30" West l41.30 feet along said South
line; thence North 00 10' lS" West 1338.59 feet parallel
with the west line of said section to the North line of
said section; thence North 890 41' 15" East 141.30 feet
to the point of beginning.
EXCEPT the North 66.00 feet thereof.
be changed from R-A, RESIDENTIAL AGRICULTORAL to 0-2, GENER.U. COMMERCIAL,
upon the following conditions:
1. That the owners of subject property place of record standard
City of Anaheim ~2 Deed Restrictions.
2. That all engineering requirements of the City of Anaheim,
along Lincoln Avenue, be complied with as required by the
City Engineer.
3. That all engineering requirements or improvements along
Lincoln Avenue be installed before final inspection is made
of any building erected on subject property.
4. That the buildings be set back a minimum of 35 feet from
the new south property line of Lincoln Avenue.
5. That a 3o-foot unimproved easement be provided on the west
side of subject property.
6. That all engineering requirements of the City of Anaheim;
that is, streets, curbs and sidewalks, etc. be installed
by the property owners in accordance with standard plans
and specifications of the City of Anaheim at the time of
development of the south portion of subject property.
7. That all of the above conditions, with the exception of
Condition No.6, be complied with within a period of
ninety (90) days from date hereof.
8. That this resolution be made a matter of record in the
office of the Orange County Recorder.
B~ IT FUR~ RESOLVED that the City Attorney be, and he is
hereby, authorized and directed to prepare and submit to the City Council
an amendment to Article IX, Chapter 2 of the Anaheim Municipal Code to
amen! said Anaheim MUnicipal Code to accomplish the object herein found
and determined to be necessary and proper.
