RESOLUTION NO. 3183
A RESOLUTION OF THE CITY COUNCIL OF THE CITY
OF ANAHEIM FINDING AND DETERMINING THAT A
CHANGE OF ZONE IS NECESSARY IN CERTAIN AREAS
OF THE CITY AND THAT ARTICLE IX, CHAPTER 2, OF
THE ANAHEIM MUNICIPAL CODE SHOULD BE AMENDED
TO ACCOMPLISH SAID CHANGE OF ZONE
WHEREAS, the City Planning Commiss1on of the City of Anaheim
has heretofore duly passed and adopted a resolution declaring its
intention to change the boundaries of the zone or zones hereinafter
mentioned and described and did fix a time and place for the holding
of a public hearing thereon in the manner and as prescribed in
Article IX, Chapter 2 of the Anaheim Municipal Code, and did duly
hold and conduct two public hearings to consider such proposed
change of zone or zones and did receive evidence and reports from
persons interested therein; and
WHEREAS, within a period of forty (40) days following the
final hearing thereon, the Planning Commission did duly announce
by formal resolution its findings of facts and declare its opinions
and reasons for recommending an amendment to said Article IX,
Ohapter 2 of the Anaheim Municipal Code to effect the proposed
changes of the boundaries of the zone hereinafter mentioned and
described; and
WHEREAS, upon receipt of the report and recommendation of
the City Planning Commission, the City Council did thereupon fix the
9th day of A.PI" 11 , 19.5 1 , as the time and the
Gounoil Chambers in the City Hall of ~City of Anaheim as the plaoe
for a public hearing upon said proposed change of zone and did give
notice thereof in the manner and as provided in said Artiole IX,
Chapter 2 of the Anaheim Municipal Code; and
WHEREAS, at the time and place fixed for said public hearing,
the City Council did duly hold and conduct such public hearing and
did give all persons interested therein an opportunity to be heard
and did receive evidence and reports and did thereupon consider the
recommendations of the City Planning Commission; and
WHEREAS, the Oity Council does find and determine that the
property and area proposed to be changed from the zone in whioh it
is now situated to a different zone as hereinafter set forth, is
more suitable for the zone or zones to which it is proposed to
change said property and area and that the inclusion of said prop-
erty and area in such new zone or zones will increase the value of
said property and area and will not depreciate the values of prop-
erty in adjoining zones.

NOW, THEREFORE, BE IT RESOLVED by the City Council of the
City of Anaheim that all of the property and area situated in the
City of Anaheim, County of Orange, State of California, described
as follows, to wit:
PARCEL 1. The North 5 aCl"es of the West 20 acres of the North
half of the Northwest quarter of Section 18. in Township 4 South.
Range 10 West. S.B.B. & M.. EXCEPTING THEREFROM the North 190
feet. ALSO EXCEPTIJfG THEREFROM the West 418.91 feet.
PARCEL 2. Beginning at a point on the North line of the NOl"thwest
q.a!'tel" of Section 18. in Township 4 South. Range 10 West.
S.B.B. & M.. said point being 611.00 feet easterly of the NOl"th-
west corner of said Northwest quarter; th4ace South 00 13' 10.
East. parallel with the West line of said Northwest quarter 190
feet; thence North 880 51' 34ft East. parallel with the NQrth line

P&QCEL 3: All that certain land situated in the Rancho Los Coyotes,
County of Orange, state of California, des cribed as follows:
Beginning at a point on the North line of the Northwest quarter of
Section 18, in Township 4 South, Range 10 West, S.B.B.&M., said
poin~ being 511.00 feet Easterly of the Northwest corner of said
NOl'thwest quarter; thence South 00 13' 1011 East, parallel with the
West line of said Northwest quarter, 100.00 feet; thence North 00
13' 10" West, parallel with the West line of said Northwest quarter,
190.00 feet; thence South 880 57' 34" West 100.00 feet to the point
of' beginning, together with an undivided one-fifth interest in a
pumping plant and well,
be changed from B.-A, RESIDENTIAL-AGRICULTURAL ZONE, to 0-1, NEIGHBORHOOD
COl4MERCIAL ZONE, upon the following conditions
1. That a narcel of land 20 feet in width be reser~ed on each side
of the property for ingress and egress to the parking area.
2. That any buildings erected on Lincoln Avenue shall maintain the
same building setback from Lincoln Avenue "as the houses to the
West.
3. That all engineering requirements of the City of Anaheim shall
De complied with as required by the City Engineer.
4. That the owner of subject property place of record appropriate
0-1 Deed Restrictions as required by the City of Anaheim and
approved by the City Attorney.
5. That said change of zone shall not become effective unless within
sixty days, or such further time as the Council may grant, the
restrictions herein required to be imposed upon the property shall
have been executed by the owner of the property, submitted to the
City for approval and filed of record, nor until deeds for street
widenin[' or utility purposes, when required, s;lall have been
executed and delivered to the City.
BE IT FURTHER REBOL VED that the City Attorney be, and he 18
hereby authorized and directed to prepare and submit to the City
Oouncil an amendment to Article IX, Ohapter 2 of the Anaheim Muni-
cipal Code to amend said Anaheim Municipal Code to accomplish the
object herein found and determined to be neoessary and proper.
THE FOREGOING RESOLUTION is signed and approved by me this
