3375ORDINANCE NO. 3375 AN ORDINANCE OF THE CITY OF ANAHEIft AMEND- ING TITLE 18 OF THE ANAHEIM MUNICIPAL CODE RELATING TO ZONING. THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES FIND THAT: WHEREAS, the City Council did adopt its Resolution No. 64R-200, as amended determining that a change or changes =in the zone or zones hereinafter mentioned and des- cribed should be made as hereinafter set forth, after duly noticed hearings and receipt of the report and recommendation of the City Planning Commission; and WHEREAS, certain conditions and requirements were made as conditions precedent to the making of a change or changes of said zone or zones, which conditions have been com- plied with. NOW, THEREFORE, THE CITY COUNCIL OF THE CITY OF ANAHEIM DOES ORDAIN AS FOLLOWS: SECTION 1. That Title 18 of the Anaheim Municipal Code relating to Zoning be, and the same is hereby, amended by changing the boundaries of the zones set forth in said Title 18 by adopting a sectional zoning map or maps showing such change or changes as follows: That all of the area situated in the City of Anaheim, County of Orange, State of California, described as follows, to wit: PARCEL 1: Lot 6 of Tract No. 787, in the City of Ana- heim, as shown on a map thereof recorded in book 24, page 9, Miscellaneous Maps, records of said Orange County. AND PARCEL 3: -That portion of Lot 4, Block A of Tract 787, in the City of Anaheim, County of Orange, State of California, as per map thereof recorded in Book 24, page 9 of Miscellaneous Maps, records of Orange County, California, lying between the Easterly extensions of the North and South Lines of Lot 6, Tract 787. EXCEPTING therefrom such portions thereof heretofore conveyed by operation of law to the owners of the lots shown on said map adjacent to Lot 4, Block A. under and by virtue of any deeds made of such adjacent lots by William Webster. -- now is R -A, AGRICULTURAL, ZONE and that it be changed to and in- corporated in R-3, MULTIPLE -FAMILY RESIDENTIAL, ZONE upon the fol- lowing conditions: -1- ATTY-28 63-64-62(16) 1. That the owners of subject property shall pay to the City of Anaheim the appropriate park and recreation in -lieu fees as determined to be appropriate -by the City Council, said fees to be paid at the time the building permit is issued. 2. That trash storage areas shall be provided in accord- ance with approved plans on file in the office of the Director of Public Works and Superintendent of Streets, prior to final building inspection. 3. That fire hydrants shall be installed as required and determined to be necessary by the Chief of the Fire Department, said fire hydrants -to be installed prior to final building in- spection; and that a water flow shall be provided which is deter- mined by the Chief of the Fire Department to be sufficient for adequate fire protection. 4. That a modified cul-de-sac shall be constructed at the terminus of Conley Avenue which shall be subject to approval of the City Engineer; and that said cul-de-sac shall be provided by the owners of the property located east of the terminus of Conley Avenue. 5. That plans for the development of any portion of sub- ject property shall be submitted to the Development Review Board; and provided that any plans for any portion of the property in Portion "A" shall comply with all provisions of the R-3, MULTIPLE FAMILY RESIDENTIAL, ZONE; and, provided further, that plans for Portion "B" shall conform to all provisions of the C-1, GENERAL COMMERCIAL, ZONE. 6. That any buildings presently located on subject prop- erty shall be removed prior to the development -of the property for C-1 and R-3 uses, respectively. SECTION .2. The City Zoning Map shall be, and the same is hereby, amended and the property above-described shall be excluded from the zone in which it is now situated, and incorporated in and made a part of the zone or zones as above set forth, and said City Zoning Map, as amended, is hereby adopted and the City En- gineer is hereby directed to prepare a sectional zoning map to be added to the City Zoning Map showing the changes hereby ap- proved and adopted. SECTION 3.
